JOB OVERVIEW

fAbout Us
We're a U.S.-based business funding and real estate lending brokerage. We help real estate investors secure financing across multiple loan types: DSCR rental loans, fix and flip, ground-up construction, and commercial deals. We're scaling our real estate side fast and need an experienced processor who can both place deals with the right lenders and process them all the way to funded.
The Role
You are the bridge AND the matchmaker. You take a real estate deal, find the right lender for it from our approved lender list and software, place it, and then process it all the way to funded. You're the single owner of the deal from lender-match to closing table.
This means two jobs in one:

Deal placement — Using our lender list and software, match each deal to the lenders most likely to fund it. Shop the deal, get terms, and place it with the best fit.
Loan processing — Once placed, process the file end to end. Manage documents, conditions, title, appraisal, and closing.

This is NOT an entry-level role. We need someone who has actually processed real estate loans before and can prove it.
What You'll Do

Shop and place real estate deals with the right lenders from our approved list using our lender-matching software
Match each deal type (DSCR, fix and flip, construction, commercial) to lenders most likely to approve and fund it
Negotiate and compare lender terms to find the best fit for each deal
Process real estate loan files end to end: DSCR, fix and flip, construction, and commercial
Act as the main point of contact between clients, lenders, title companies, appraisers, and insurance
Collect, review, and organize borrower documentation (bank statements, leases, rent rolls, purchase contracts, entity docs, etc.)
Submit complete, clean files to lenders and manage conditions through underwriting
Coordinate appraisals, title work, and closing logistics
Track every deal's status and keep the pipeline updated daily in our CRM
Own the deal from lender-match through funding — anticipate problems before they kill a deal and solve them fast

What You Must Have

Proven track record processing U.S. real estate transactions (this is required, not preferred)
Direct experience with DSCR, fix and flip, construction, or commercial loans
Experience placing or shopping real estate deals to multiple lenders (not just processing pre-assigned files)
Understanding of how title companies, underwriting, and closings actually work
Strong written and spoken English
Obsessive about details and follow-up — nothing slips
Comfortable in a CRM (we use GoHighLevel — experience is a plus)
Reliable internet, quiet workspace, able to work U.S. business hours

Bonus Points

Experience working with U.S. private/hard money lenders
Familiarity with loan origination systems or lender portals
Background as a loan processor at a mortgage company or private lender

Compensation
This role is monthly base salary plus a per-deal bonus that scales with the size of the deal. You earn your guaranteed $3.00/hour base, plus a bonus for every real estate deal you place and process to closed-and-funded status. Bigger deals pay bigger bonuses — the larger the loan you help fund, the larger your bonus.
Per-deal bonus ladder (paid when the deal closes, funds, and our fee is collected):

Under $100K funded: $15
$100K to $250K: $30
$250K to $500K: $50
$500K to $1M: $75
$1M and above: $150

Consistent funders earn a strong monthly bonus on top of base. The more deals you close — and the bigger they are — the more you make.
How To Apply
In your application, answer these four questions (applications that ignore these get deleted):

What types of real estate loans have you processed, and roughly how many deals total?
Walk me through how you'd handle a DSCR file that's stalled in underwriting because the appraisal came in low.
Have you ever shopped a deal to multiple lenders to find the best fit? Walk me through how you d ---------- which lender to place it with.
What CRM or loan systems have you used?
