Job Title: Lettings & Occupancy Manager — UK Property / Contractor Accommodation
Work Type: Full-Time, Remote
Location: Philippines only
Working Hours: UK business hours overlap required. Suggested shift: 3:00 PM – 12:00 AM Philippine Time, Monday to Friday. Some weekend monitoring may be required by rota.
Salary:
Base pay: £350/month
Performance KPI bonus: up to £150/month
Lettings / booking commission: up to £300+/month
Target monthly income: around £800/month for strong performers
About Us
We are a growing UK property management and accommodation company operating in Yorkshire. We manage long-let properties, HMO rooms, short-let accommodation and contractor housing.
We are looking for a Lettings & Occupancy Manager to help us reduce void periods, respond quickly to tenant and contractor enquiries, arrange viewings, qualify applicants and help turn empty rooms and properties into income.
Main Responsibilities
Respond quickly to tenant, guest and contractor accommodation enquiries.
Handle leads from OpenRent, Rightmove, Zoopla, SpareRoom, Airbnb,
Qualify applicants based on income, employment, move-in date, group size, length of stay and suitability.
Book viewings and coordinate with local property managers or viewing staff.
Follow up with applicants after viewings.
Help collect holding deposits, booking payments or first rent payments.
Coordinate contractor accommodation enquiries and send pricing or availability information.
Maintain accurate records in Zoho Bigin CRM.
Track each enquiry from new lead to viewing, deposit, contract and move-in.
Escalate urgent maintenance, guest or tenant issues to the property management team.
Required Skills
Excellent written and spoken English.
Strong customer service and sales follow-up skills.
Experience with property, lettings, Airbnb, hospitality, booking coordination, relocation, recruitment, customer support or appointment setting is preferred.
Fast response time and excellent attention to detail.
Ability to follow qualification criteria and avoid unsuitable applicants.
Calm communication style with tenants, guests and corporate clients.
Strong CRM discipline.

Commission
Commission is paid only when money is received by the company. This may include holding deposits, first rent, contractor accommodation booking payments or paid short-let bookings.
Important
Speed matters in UK lettings. If a good applicant is not contacted quickly, they will book another property. You must be organised, responsive and accurate.
