We're Cornerstone Legacy Capital — a US-based real estate finance firm. We're hiring an appointment-setting VA to drive qualified real estate investor prospects to our Hard Money and EMD funding partners.
This is one of two specialized VA roles on our team. You'll focus exclusively on the lender side — Hard Money Loans (fix-and-flip, bridge, ground-up construction, DSCR) and EMD / Double Close capital (for investors needing earnest money or to close creative finance deals). A separate VA handles our business credit products. Real estate finance vocabulary is required for this role — you'll be in DMs with investors using terms like BRRRR, sub2, DSCR, double close, EMD, gator, wholesale, and bridge daily.
This is a real, ongoing role with documented systems already in place — full playbook, scripts, tracker, and KPI dashboard are ready on Day 1.
The Two Products You'll Be Working
1. Hard Money Loans (Fix-and-Flip, Bridge, Ground-Up Construction, DSCR) — for active real estate investors with deals in pipeline needing rehab / bridge / construction / DSCR financing, residential or commercial.

2. EMD / Double Close / Seller-Financed Down Payments — for investors needing short-term capital to cover earnest money or close creative finance deals (sub2, wholesale assignments).

Your weekly target: 10–20 form fills split across the two products (target: ~7–14 Hard Money + ~3–6 EMD).
What You'll Do
- Source qualified prospects from real estate investor communities — Pace Morby's Sub2 Owners Club, AstroFlipping wholesaling groups, BiggerPockets investor forums,
- Run engagement-first outreach— comment thoughtfully in REI communities (deal-share posts, funding questions, creative finance threads), then DM the people who engage back
- Route prospects to the correct product — investors needing rehab / flip / ground up construction / bridge / DSCR funding go to Hard Money; investors needing fast EMD or double-close capital go to EMD
- Use pre-approved scripts and compliance language — never quote rates, never promise loan terms, never guarantee approval
- Light qualifying only— what deal are they working on? What stage? — then send the appropriate intake form
- Log every prospect in our Excel-based tracker with the correct Product tag
- Hit 40–50 outreach touches per day across 4 hour workday
- Run a weekly review call (Fridays) with the owner
You're a Great Fit If
- You've done outbound appointment setting before (sales VA, business development) and can show numbers from past roles
- You're a near-native English speaker — REI prospects are unforgiving on VA-voiced DMs
- You have real estate finance literacy— you understand or can quickly learn what hard money is, what an EMD is, what BRRRR / sub2 / DSCR / double close / wholesale assignment mean. Past experience working with US real estate brokers, lenders, or wholesalers is a strong plus.

- Real estate finance vocabulary feels overwhelming or boring to you
- You want to "improvise" the scripts — sorry, compliance is non-negotiable

- You don't have outbound sales / appointment-setting experience
- You can only work very late or very early relative to Central US time

1. Compliance & Language Rewrite

7. Daily Discipline
"This role requires ~50–60 outreach touches per day, Mon–Fri, in real estate investor communities. Walk me through what a productive day looks like for you — including how you stay focused, how you avoid getting sloppy as fatigue sets in, and what your end-of-day routine looks like."
8. Track Record with Numbers
"What outreach tools have you used (LinkedIn Sales Navigator, Apollo, PhantomBuster, GHL, etc.)? Share one specific example where your outreach work generated booked appointments — include real numbers (touches ? replies ? booked). Real estate or lending experience preferred.
