About the role

We are a fast-growing document preparation company that helps property owners and businesses respond to legal and regulatory situations across the United States. We need a reliable full-time researcher to build and maintain our property owner data pipeline using BatchData and other public record sources.

This is a full-time Monday through Friday role with consistent hours. You will work independently and deliver clean organized data that feeds directly into our outreach system every single day. Reliability and attention to detail matter more than anything else in this role.

What you will do

Research and collect property owner records from county recorder offices, city code enforcement databases, HOA lien filings, foreclosure filing sources, and state licensing board records across multiple US states.

Look up and verify street addresses for property owner records using company websites, Google, BBB listings, Secretary of State registries, and other public sources.

Qualify records against our target criteria before enrichment credits are spent — filter by state, filing date, business type, and other criteria we provide.

Organize all findings in a shared Google Sheet following a structured format we provide. Every row must include a source URL and a confidence rating.

Flag records that do not meet our criteria and move them to an Excluded tab with a clear reason noted.

Deliver clean verified data that is BatchData enrichment ready — meaning every record has a confirmed street address and has passed all qualification filters before it moves forward.

Report your daily progress and flag any blockers or questions proactively. We expect clear communication every working day.

What we are looking for

Reliable and consistent — you show up every day Monday through Friday and communicate immediately if anything comes up
Strong attention to detail — clean accurate data is your standard, not the exception
Comfortable working independently without needing constant supervision
Experience with Google Sheets or Excel
Comfortable navigating US government websites and public record databases
Basic English communication skills — clear written updates required
Stable internet connection and a dedicated workspace

What we are NOT looking for

Someone who disappears for days without notice
Someone who submits incomplete or unverified data
Someone who needs to be chased for updates
Someone looking for occasional part time work — this is a full time commitment

Hours and pay

Full time — 40 hours per week — Monday through Friday
$2.75 to $3.75 per hour depending on experience
First 45 days is a standard probation period — rate confirmed at hiring
Paid twice a month on the 1st and 15th via Wise or PayPal
