ABOUT THIS ROLE

We manage a growing portfolio of short-term rental properties and need a highly experienced VA who can hit the ground running with zero hand-holding. You will function as a full co-host and property manager — owning guest communication, listing management, pricing oversight, and operations from day one.

This is not a role where we will teach you the STR industry. If you do not already know the platforms, workflows, and guest experience standards at a professional level, please do not apply.

DAY-TO-DAY RESPONSIBILITIES

Manage all guest communication in Hostaway — pre-booking, check-in, stay, checkout, and post-stay review requests — with professional, on-brand messaging
Monitor and respond to Airbnb & VRBO inquiries within SLA targets; handle objections and special requests confidently
Oversee PriceLabs settings, review pricing recommendations, flag anomalies, and make or escalate rate adjustments
Manage owner/guest insurance and damage claims through Safely and/or Truvi
Coordinate housekeeping, maintenance, and restock jobs through Hostaway task workflows
Keep listings optimized — photos, descriptions, amenities, house rules — across all OTAs
Flag negative reviews proactively and draft management responses
Manage owner reporting and reservation summaries as needed
Identify operational issues before they become guest complaints

REQUIRED SKILLS & EXPERIENCE

Minimum 2 years of hands-on experience as a STR property manager, co-host, or STR VA
Must have directly managed Hostaway (inbox, calendar, automations, task assignments)
Must have used PriceLabs — not just heard of it, but actively managed dynamic pricing settings
Strong written English — guest messages must be warm, clear, and professional without editing
Available during US business hours (Central or Eastern preferred); availability for weekend monitoring required
Reliable internet (minimum 20 Mbps), backup connection preferred
Highly organized and detail-oriented — you will manage multiple properties simultaneously
Proactive communicator — you escalate issues before they become problems

2. In PriceLabs, what is a Base Price Multiplier and when would you adjust it? What is a Min Stay override and why would you use one?

Why we ask: Anyone who truly uses PriceLabs can answer this immediately.

3. A guest messages at 10pm saying the WiFi is down and threatens a 1-star review. Write exactly how you would respond and what steps you would take.

Why we ask: Tests real guest communication skill and problem-solving under pressure.

4. Describe a specific mistake you made managing a STR property and how you handled it.

Why we ask: Anyone with real experience has made and learned from mistakes. Vague answers are a red flag.

5. What is your current availability in US Central or Eastern time? Are you available for weekend monitoring?

Why we ask: Non-negotiable operational requirement.

6. What is your internet speed and do you have a backup connection? (Paste a screenshot of a speed test if possible.)

Why we ask: Connectivity issues are a disqualifier for remote guest communication roles.
