JOB OVERVIEW

Mission
Build a leak-proof SMS pipeline inside Smarter Contact that turns cold landowners into qualified, well-packaged leads for our acquisitions team—fast, accurate, and compliant.

Position Outputs
Every reply triaged & tagged fast?All seller responses in Smarter Contact are answered, dispositioned, and routed daily (Hot / Warm / Nurture / DNC). Nothing leaks through the cracks.
Hot leads fully packaged for acquisitions?When a lead is qualified, you post a clean summary (motivation, price expectation, timeline, basic details, and next step) in Slack + CRM. Every handoff is deal-ready.
Price requests handled via comping protocol?When a seller asks for price:
Immediately post the lead to the Comping Team channel.
If no response within 24 hours, run a Light Comps (per SOP) and provide a reasoned price range with clear notes.
Inbox Zero + Drips Done?Maintain daily Inbox Zero. Unanswered threads are placed into appropriate follow-up drips, and DNC tags are applied immediately and correctly.
Notes captured in-thread?Every Smarter Contact conversation includes brief notes: motivation, price, timeline, and property details. Anyone reviewing the thread can instantly understand context.

Top 3 KPIs
Speed-to-Response:?Median reply time ? 5 minutes during your shift (p90 ? 15 minutes).
Leads per text. At lest 1 lead per 800 texts.
Qualification Rate:?? 30% qualified conversations reach “Semi-Qualified” (four exchanges and core questions logged); ? 10% tagged “Hot.”
Disposition & Compliance Accuracy:?100% of threads properly tagged and closed each day; 100% of opt-outs honored; zero compliance misses.

Day-to-Day Responsibilities
Manage inbound and outbound texts via Smarter Contact.
Follow the SMS Lead Qualification Process (SOP) — gather motivation, price expectation, timeline, and property info.
Escalate price questions to the Comping Team, or perform Light Comps after 24 hours if no response.
Push hot leads to CRM + Slack with complete notes.
Maintain clear, professional tone and fast turnaround.
Execute DNC, follow-up drips, and tagging accurately and consistently.

Must-Haves
Proven real estate SMS or inside sales experience (Smarter Contact preferred).
Excellent written English and communication clarity.
Strong process discipline—tagging, notes, compliance.
Fast response time, independent judgment, and attention to detail.
Consistent US hours availability.
