# AI Listing Content Coordinator (Vacation Rentals / Airbnb / STR)

## About Us

Kalos Dwellings is a fast-growing luxury vacation rental management company operating in Nashville, TN and along Florida’s Scenic Highway 30A. We manage high-performing short-term rentals focused on elevated guest experiences, strong owner relationships, and premium property presentation.

We are looking for an AI-native Listing Content Coordinator to help us create, optimize, and maintain our vacation rental listings across Airbnb, VRBO, direct booking websites, and other OTA platforms.

This role is perfect for someone who loves hospitality, marketing, writing, AI tools, and creating visually compelling online listings that convert into bookings.

This can begin as a part-time role with the opportunity to grow into full-time for the right person.

## What You’ll Do

### Listing Creation & Optimization

* Build and launch new Airbnb/VRBO listings
* Write compelling, SEO-optimized listing descriptions
* Create engaging titles, captions, and amenity descriptions
* Organize and optimize photo order for maximum conversion
* Ensure listing consistency across all booking platforms

### Listing Maintenance & Refreshes

* Regularly review and update existing listings
* Refresh content seasonally and based on performance
* Improve underperforming listings
* Update amenities, house rules, local recommendations, and property details
* Monitor guest reviews for opportunities to improve listing clarity

### AI-Powered Content Workflows

* Use ChatGPT, Claude, Canva, and other AI tools daily
* Help build scalable systems for listing creation and updates
* Improve efficiency through AI prompting and automation
* Assist with content organization and internal SOPs

### Additional Support

* Assist with website content updates
* Support marketing initiatives and brand consistency
* Help maintain a premium and professional online brand presence

## What We’re Looking For

### Required

* Strong written English
* Excellent attention to detail
* Strong organizational skills
* Comfortable using ChatGPT and AI tools daily
* Ability to work independently and follow through
* Hospitality-minded communication style
* Reliable internet and computer setup

### Preferred (Huge Bonus)

* Airbnb or vacation rental experience
* OTA platform experience (Airbnb, VRBO, Booking.com, etc.)
* Canva or graphic design skills
* SEO or digital marketing knowledge
* Experience with Streamline, OwnerRez, or similar PMS systems
* Understanding of guest psychology and conversion-focused writing
