Land Acquisitions VA — Discovery Calls & CRM — US Real Estate — $10/hr — 10 hrs/week. With $50 Bonus

About the role:
We're a small US-based land wholesaling company. We send 1,500 outbound texts per day to landowners in the Southeast US, and we need an experienced VA to handle the next step in our funnel: discovery calls with sellers who reply, and accurate CRM updates after each call. This is a phone-heavy role, not a typing role.

Approximately 10 hours per week, Monday through Friday only (US federal holidays off), during US Central Time business hours (roughly 9am-4pm CT = 10pm-5am Manila). Pay is $10/hour paid weekly via Wise or PayPal, tracked through Time Doctor for the first 30-60 days. After the trial period and once trust is established, we may convert you to a flat weekly salary of $ ---------- /week with no time tracking. Performance bonuses available on top of base pay: $50 per closed deal that originated from your discovery call, with a path to graduated commission structures as you grow into the role over 6-12 months. 90-day trial-to-perm with potential to grow into a full-time acquisitions seat as our lead volume scales.

What you'll be doing:
You'll be making outbound discovery calls to landowners who have indicated interest via text. Each call is 15-30 minutes. Your job is to follow our discovery script, ask the qualifying questions, build rapport with the seller, and capture clean notes — NOT to make offers or close deals. Those calls go to the owner.
After each call, you'll update our CRM (Stride) with structured notes, set the next-action stage, schedule any callbacks, and flag motivated-seller signals for owner review. We provide an Otter.ai account for call recording and transcription — you don't need to bring your own. Every call must be recorded and uploaded so the owner can spot-check your work and coach you weekly.

Typical daily flow:
2-3 hours, 5-10 outbound dial attempts per session, 4-8 connected discovery calls, 30 minutes of CRM updates and recording uploads after.
Requirements — please don't apply if you don't meet these

1+ year experience as an acquisitions or dispositions VA for a US real estate investor or wholesaler. Land experience is a strong plus; single-family residential is fine.

Fluent, clear English with minimal accent. Our sellers are rural southerners in Alabama, Tennessee, Kentucky — they'll hang up on anyone they have trouble understanding.

Comfort on the phone. You will spend half your work time talking to strangers about their property. If you prefer typing-only work, this isn't for you.

CRM experience — Stride preferred, but Podio, REI BlackBook, Salesforce, GoHighLevel, or any deal-board CRM is fine. You should know what a deal stage is and how to log a contact's notes without being told twice.
Reliable home setup: noise-canceling headset, fast internet (25+ Mbps), quiet room. Have this on day one — please don't say "I'll get one."

Willingness to work US Central Time hours, Monday-Friday only (graveyard shift in Manila). US federal holidays off. This is non-negotiable.

Familiarity with Time Doctor or similar time-tracking software (we provide the account).
Comfortable using Otter.ai for call recording and transcription (we provide the account).
