Job Overview
We are seeking a proactive and systems-oriented Property Manager to oversee and help scale a growing portfolio of residential and/or commercial properties.

This role is ideal for someone who thrives in a fast-paced environment and can manage increasing unit volume while maintaining high standards in tenant experience, operations, and financial performance.

The Property Manager will play a key role in building efficient processes, supporting portfolio growth, and ensuring properties operate smoothly as the business expands.

Key Responsibilities

Portfolio Growth & Operations
• Manage day-to-day operations across a growing portfolio of properties
• Implement and improve systems to support scalable property management
• Assess potential rental properties with the Portfolio Fund Manager for rental decision making
• Assist with onboarding newly acquired properties into the portfolio
• Identify opportunities to improve efficiency, occupancy, and profitability

Tenant Management
• Oversee marketing and leasing efforts to maintain high occupancy rates
• Screen prospective tenants (background, credit, references)
• Manage tenant onboarding, communication, and retention strategies
• Maintain a high-quality tenant experience across all properties

Leasing & Compliance
• Prepare, execute, and manage lease agreements at scale
• Ensure compliance with all local, state, and federal housing regulations
• Standardize leasing processes across properties
• Handle lease enforcement, renewals, and evictions when necessary

Maintenance & Vendor Coordination
• Manage and prioritize maintenance requests across multiple properties and in multiple markets
• Build and maintain a reliable network of vendors and contractors
• Implement preventative maintenance programs to reduce long-term costs
• Ensure timely resolution of issues while maintaining cost efficiency
• Review and manage other property managers in specific markets

Financial Management
• Oversee rent collection across the portfolio and manage delinquencies
• Track income, expenses, and performance metrics by property
• Assist with budgeting, forecasting, and financial reporting
• Identify trends and recommend strategies to improve financial performance

Qualifications
• 3+ years of property management experience, preferably with multi-property or growing portfolios
• Experience managing multiple units or properties simultaneously
• Strong understanding of leasing, tenant screening, and property operations
• Knowledge of landlord-tenant laws and regulatory compliance
• Proven ability to create or improve operational systems and processes

Preferred Skills
• Experience in a high-growth or scaling environment
• Strong organizational and project management skills
• Data-driven mindset with ability to track KPIs and performance metrics
• Proficiency with property management software (AppFolio, Buildium, Yardi, etc.)
• Ability to prioritize and adapt as portfolio size and complexity increase

Logistics & Compensation
• Location: 100% Remote, Online
• Schedule: USA Monday – Friday: 9:00 PM – 5:00 AM Manila Time (9:00 AM – 5:00 PM EST)
• Stability: This is a long-term, 40-hour/week position.
• $9 USD/Hour
• Compensation: Competitive USD-based salary + PTO + Paid US Holidays
