Job Overview:
We are seeking a confident and driven Leasing Conversion Specialist to manage inbound inquiries and proactively engage prospective residents through outbound calls. In this role, you will play a key part in converting leads into scheduled property tours by delivering a seamless and informative experience.
The ideal candidate is highly comfortable on the phone, possesses strong communication skills, and can clearly explain the self-guided showing process while building rapport and a sense of urgency with prospects. This position requires a proactive approach, attention to detail, and the ability to effectively nurture leads throughout the leasing journey to support occupancy goals.
This role is ideal for a driven leasing professional who thrives in a fast-paced, performance-based environment and is motivated by turning leads into qualified applicants.
Key Responsibilities:
Serve as the primary point of contact for all inbound leasing inquiries (phone,
Make outbound calls to new and existing leads to increase tour scheduling and application conversions
Complete a target of up to 60 outbound call per day while maintaining quality lead engagement and accurate documentation
Respond promptly to new leads and follow up consistently to drive engagement
Qualify prospective residents based on rental criteria and property fit
Clearly explain the self-showing process and assist prospects with scheduling tours
Maintain accurate lead tracking and notes within company systems
Collaborate with Property Managers and Marketing to ensure alignment on availability and listing details
Follow up with prospects after tours to encourage applications
Performance Expectations:
Success in this role is measured by conversion metrics, specifically:
Leads converted to scheduled tours
Tours converted to completed applications
Required Skills & Qualifications:
Prior property management or leasing experience required
Experience with AppFolio (required)
Familiarity with Rently and Tenant Turner (preferred)
Comfortable handling both inbound and outbound calls
Strong phone presence with the ability to build rapport quickly
Clear, professional communication skills
Goal-oriented with a strong focus on conversion and results
Highly organized with strong follow-up discipline
