Real Estate Media Social Media + Outreach VA (Instagram Medthod) + Eli Jones/Repp Method.

IMPORTANT: This is a real estate MEDIA company (photography, drone, video, virtual tours). We are NOT a real estate brokerage. We shoot photos and videos for real estate agents to use in their listings. Do NOT apply if you are looking for a real estate agent assistant or brokerage admin role.

ROLE OVERVIEW:
You will run my Instagram outreach, social media posting, and lead nurture for my real estate photography business in Southern California. You will follow a specific outreach method I will train you on. The method is warm engagement before DM. We never cold blast.

CORE RESPONSIBILITIES:

1. Instagram Outreach (specific method, I will train you)
Follow a list of target real estate agents I provide each week. Watch their recent listing reels. Leave 1 or 2 genuine specific comments on their content (never "great post"). Wait 24 to 48 hours. Send a personalized DM offering a free first shoot. Track every agent in a Google Sheet (date commented, date DM'd, response, follow up date). 10 to 15 quality DMs per day. Never spam, never copy paste the same message.

2. Social Media Management
Post 3 to 4 times per week on Instagram and Facebook. I will provide photos and videos after every shoot. You select the best content, write captions in my voice (I will share my style guide). Schedule posts using Meta Business Suite. Engage 30 minutes per day with local Inland Empire and Orange County real estate agents (genuinely like and comment on their content).

3. Lead Nurture
Follow every new agent who follows me on Instagram within 24 hours. Engage with their content for 1 to 2 weeks before any DM. Notify me immediately via WhatsApp when a new agent follows me or sends a DM. Maintain a 60 to 90 day follow up cycle for agents who said no or did not reply.

4. Daily Reporting
Start of day WhatsApp message with what you will work on. End of day WhatsApp message with what got done (DMs sent, posts scheduled, follows, replies received). Forward any DM replies to me within 1 hour.

5. Inbox Management
Sort Instagram and Facebook ---------- daily. Flag hot leads (agents asking about pricing, availability, portfolio). Handle simple replies using my pre written templates. Escalate anything you are not sure about.

REQUIREMENTS:
2 or more years VA experience preferred
Real estate or photography industry experience a plus
Strong written English (your DMs are my brand)
Instagram and Facebook power user
Detail oriented and organized
Reliable daily availability
Stable internet and modern phone or computer
WhatsApp for daily communication

PAY SCALING:
Days 1 to 30 (probation): $5/hr
Day 31 plus: $5.50/hr
Day 91 plus: $6/hr
Performance bonus possible at 3 or more booked clients per month attributable to your outreach

SCHEDULE:
15 hours per week, Monday to Friday
You pick a 3 hour daily window between 7am and 2pm Pacific Time
Some flexibility OK if you communicate in advance
