JOB OVERVIEW

Position: Construction Project Manager
Type: Full-Time ONLY (40+ hours/week) — No part-time, no freelance, no split-attention applicants
Schedule: Monday–Friday, with availability when jobsites and crews demand it
Location: Remote (must overlap CST business hours)
Pay: $4–$8/hr DOE

About the Role
We are hiring a Construction Project Manager to run residential, commercial, and renovation projects from contract to closeout. This is not an entry-level coordinator role — we need a real PM who can read plans, catch engineering issues before they become field problems, and manage roofing scope with the same confidence as framing, MEP, or finish work.
This is a high-activity, full-time position. Expect to juggle multiple active projects, change orders, draw schedules, RFIs, and crew coordination every single day.

NON-NEGOTIABLE REQUIREMENTS
These are hard requirements. Applications missing either will not be reviewed:
Engineering background — degree in Civil, Structural, Construction, or Architectural Engineering (or equivalent verifiable engineering experience). You must be able to read and interpret structural drawings, engineered plans, and specs without hand-holding.
Roofing experience — hands-on or PM-level experience running roofing projects. You should understand roofing systems, decking, ventilation, flashing details, and code requirements. Insurance/claims familiarity is a plus.
Full-time only — no other PM clients, no other full-time jobs, no exceptions.
If you don't meet all three, please do not apply.

What You'll Do
Project Management
Run construction projects from contract through closeout: residential, commercial, renovations, roofing
Read and interpret architectural, structural, and MEP drawings
Manage schedules, budgets, and crews across multiple active projects
Coordinate subs, suppliers, inspectors, and permits
Process change orders, RFIs, and submittals
Track project costs, draws, retainage, and profitability per job
Quality-check work in progress (via field reps, photos, or video walkthroughs)
Resolve punch list items and coordinate final inspections
Engineering Oversight
Review engineered plans and flag conflicts, errors, or constructability issues early
Coordinate with structural engineers when changes affect the design
Verify field conditions match plans; document deviations
Ensure code compliance across all trades
Roofing Scope
Own roofing projects from estimate to final invoice
Understand shingle, metal, TPO, modified bitumen systems
Coordinate with insurance claims side when roofing work is claim-based
Inspect roofing work for quality, code, and warranty compliance
Daily Operations
Update CRM and project trackers daily — no end-of-week catch-ups
Send daily status reports to ownership
Flag risks early: schedule slips, budget overruns, design conflicts, crew issues

What You Need
Engineering degree or equivalent verifiable engineering experience (REQUIRED)
3+ years roofing experience — PM, estimating, or hands-on production (REQUIRED)
3+ years construction project management across multiple trades
Plan reading: architectural, structural, MEP
Comfortable managing 5–15+ active projects at once without dropping any
Tech-fluent: project management software, Google Drive, Slack, photo documentation (CompanyCam or similar), Bluebeam or equivalent PDF/plan markup
Bilingual English/Spanish is a strong plus
Reliable internet, quiet workspace, real computer (no phone-only setups)

Who This Role Is NOT For
Anyone without an engineering background — we will verify
Anyone without real roofing experience — we will ask specific questions
People juggling other PM clients or another full-time job
"Available 20 hours a week" candidates
Coordinators looking to grow into a PM role — we need a PM on day one
Anyone uncomfortable with high volume and direct feedback
