JOB OVERVIEW

About the Role

We are seeking a highly organized and resourceful **Virtual Assistant with real estate research experience** to support land acquisition and builder sourcing for planned residential development projects in the Philippines, with an initial focus on **Pampanga and Antipolo (Rizal)**.

The VA will identify **development-ready land opportunities**, research **qualified builders/contractors**, and help organize market intelligence to support build-and-sell housing projects.

## Target Areas for Research

### Pampanga (Priority Areas)

Focus on land and builder opportunities in and around:

* Angeles City
* Clark / Mabalacat
* San Fernando

Priority subdivisions/communities to research:

* MetroGate Angeles
* Marquee Place vicinity
* Clarkview area
* Greenfields
* Celadon Village area

### Antipolo / Rizal (Priority Areas)

Focus on land and builder opportunities in and around:

* Mayamot
* San Isidro
* Cupang
* San Luis
* Mambugan

Priority subdivisions/communities to research:

* Mission Hills
* Maia Alta
* Eastland Heights
* Sun Valley Estates

## Responsibilities

### Land Sourcing / Acquisition Research

Research and present:

* Vacant lots and raw land suitable for subdivision or small residential development
* Infill lots inside or near target subdivisions
* Assemblage opportunities (multiple adjoining lots)
* Foreclosure, motivated seller, and off-market opportunities (where possible)
* Zoning/land-use compatibility (residential use)
* Approximate land pricing (per sqm)
* Lot size, title status (if available), and road access
* Utilities availability (water, electric, drainage, internet)
* Flood risk or topography concerns (especially hillside lots)

### Builder / Contractor Research

Identify and pre-screen:

* Licensed general contractors
* Design-build firms
* Small-to-mid-size residential builders
* Subdivision infrastructure contractors (roads/drainage)
* Architects/engineers that support permitting

For each builder provide:

* Company name
* Contact person
* Website / social links
* Portfolio / sample projects
* Estimated construction cost per sqm (if available)
* Reputation indicators (reviews, references, years in business)
* Whether they handle permits or turnkey delivery

### Deliverables

Create and maintain organized trackers in Google Sheets or Excel with:

**Land Pipeline Tracker**
Include:

* Location
* Price per sqm
* Total asking price
* Lot size
* Seller/Broker contact
* Development notes
* Estimated fit for project (High / Medium / Low)

**Builder Comparison Matrix**
Include:

* Builder name
* Service area
* Build cost/sqm
* Strengths
* Weaknesses
* Project fit
* Contact information

**Weekly Summary Report**
Provide:

* New land opportunities identified
* New builder leads added
* Highest-potential opportunities
* Risks or red flags discovered

## Qualifications

Preferred experience:

* Real estate VA or property research experience
* Knowledge of Philippine property portals (DotProperty, OnePropertee, Lamudi, Facebook groups, broker networks, etc.)
* Familiarity with Philippine land documents is a plus (TCT/CCT, tax declaration, zoning concepts)
* Strong online research skills
* Excellent spreadsheet and organization skills
* Strong written English communication

Bonus if you have:

* Experience sourcing contractors/builders
* Basic understanding of residential development economics
* Experience working with investors or developers
