Texas Title Examiner / Underwriter & Curative Assistant

*Job Overview*
I'm hiring a full-time Texas title examiner / abstractor to double as a curative assistant for my distressed property acquisition company. You'll run formal title searches on Texas properties and help move files forward through the curative process — including drafting legal documents, tracking heirship research, and managing curative workflow.

*What You'll Do*
Title Examination / Abstracting
- Pull and review deed records, tax records, probate filings, and lien history from Texas county records
- Identify all title defects: heirship gaps, missing probates, tax liens, judgments, mortgages, HOA liens, etc.
- Build a clear chain of title from the last clean vesting to present
- Deliver a formal written title search report identifying every defect, cloud, and curative action required

*Curative Assistant*
- Draft legal documents: Affidavits of Heirship, deeds, probate-related filings, corrective instruments, etc.
- Track and move open curative files forward — follow up on signatures, notary, recording, and title company back-and-forth
- Maintain organized file records and status updates
- Support heirship research and next-of-kin verification
- Strategize with ownership on how to cure title and execute

*Required Experience (Non-Negotiable)*
- Prior experience as a title examiner, abstractor, or underwriter at a Texas-based title company — must be verifiable
- Deep familiarity with Texas deed records, probate process, and common Texas title defects
- Experience drafting or preparing legal/curative documents
- Strong written English
- Ability to work independently and deliver clean, organized work

*Pay & Schedule*
- Full-time: 35 hours/week — $750/month
- Raises based on performance
- $100 / Closed File Bonus (Expected 1-2 / Month)
- Paid via your preferred method (PayPal, Wise, etc.)

*Hiring Process*
