Title: Real Estate Researcher (Deeds, Heir Tracing, Title Issues)

We are a fast-growing real estate investment company looking for a detail-oriented Researcher to help us identify property ownership, locate heirs, and uncover potential title issues.

This role is critical to our acquisitions process. You will be digging through public records, building family trees, and helping us solve complex ownership situations.

Responsibilities:

Research county records, deeds, and property history
Identify current ownership and chain of title
Locate and trace heirs for deceased property owners
Build out family trees using online tools and public data
Search for judgments, liens, mortgages, and other encumbrances
Flag potential title issues (probate, unclear ownership, etc.)
Compile clean, organized reports for our acquisitions team
Work through assigned property lists efficiently

Preferred Experience:

Experience with real estate research, title, or abstracting
Familiarity with county recorder / assessor websites
Experience using tools like:
County CAD websites, DataTree, LexisNexis, Ancestry, BeenVerified, etc, True People Search.
Going through obituaries
Strong ability to piece together fragmented information
Understanding of probate, heirs, and basic title concepts is a big plus

Clear communication and reporting
Reliable internet and ability to navigate multiple data sources
