Schedule: Must overlap Pacific Time (PST/PDT) by at least 4 hours per day

A NOTE FROM KREG

I’ll be direct with you because I believe that’s the best way to start any working relationship.
I’m a real estate broker with 27+ years of experience, a business I’ve built across 7 states, and a vision that’s bigger than anything I’ve done so far. I’m building a national personal brand in the real estate coaching space — think Sharran Srivatsaa’s model: weekly content, a loyal audience, a coaching platform, and a voice that leads the industry. What I need is the right person to help me get there faster.
Kim handles my transactions and executive operations. She’s excellent. What I need from you is different: I need someone who lives in the world of digital marketing, GoHighLevel, AI tools, and paid advertising — and who also understands real estate well enough to support Kim and step in when needed.
If you’re the kind of person who gets genuinely excited when a new AI tool drops, who has actually built GHL automations from scratch, who has run Facebook and Google ad campaigns with real budgets and can tell me what worked and why — I want to hear from you.

WHAT THIS ROLE ACTUALLY IS

You will split your time across four areas. Here’s how I think about it:

1. GoHighLevel — This Is the Engine Room
GHL is the central nervous system of my business. Every lead, every funnel, every automation, every campaign runs through it. I need someone who doesn’t just know how to use GHL — I need someone who can build in it. Workflows, automations, pipelines, email and SMS sequences, landing pages, funnels, and eventually API integrations. If you’ve never logged into GHL, this role is not for you.
2. Paid Advertising — Meta, Google & More
I’m running ads to grow my personal brand, attract real estate agents to my brokerage, and generate leads for my coaching platform. I need someone who can build campaigns, write compelling ad copy, set up audiences and retargeting, and tell me every week what the numbers mean. If you’ve never managed a real ad budget with real accountability, that’s a problem.
3. Real Estate & Transaction Support
You’ll support Kim with transaction coordination — managing files, tracking deadlines, communicating with agents, and keeping deals moving. You don’t need to be a licensed agent. You do need to understand real estate vocabulary and the rhythm of a transaction. If escrow, contingencies, and commission disbursements are foreign concepts, you’ll need to learn them fast.
4. Personal Brand & AI-Powered Content
My content engine produces a weekly training video, a Substack newsletter (‘The Covenant Letter’), social posts, Reels, and podcast content. I need help executing and distributing all of it — and I want someone who uses AI tools every day to make that content faster, sharper, and more effective. Claude, ChatGPT, Perplexity, Manus — I use them all. You should too.

YOUR DAY-TO-DAY

• Build and manage GHL workflows, sequences, funnels, and pipelines
• Launch, monitor, and optimize Facebook/Instagram and Google ad campaigns
• Manage my Google Business Profile and local SEO presence
• Support Kim on transaction files: SkySlope updates, deadline tracking, agent communications
• Help manage my inbox, calendar, and daily task list
• Repurpose content across platforms: YouTube clips ? Reels, training sessions ? newsletter, interviews ? social posts
• Draft email campaigns, ad copy, captions, and newsletter content using AI tools
• Track and report on ad performance, funnel conversion, and content metrics weekly
• Assist with GHL API integrations as the tech stack grows
• Flag problems before they become fires — I need someone proactive, not reactive

WHAT YOU MUST ALREADY KNOW

These are not negotiable. Do not apply if you cannot honestly check every box:
? GoHighLevel (GHL) — Advanced. You’ve built workflows, sequences, funnels, and pipelines. Not just poked around the dashboard.
? Facebook & Meta Ads — You have managed campaigns in Ads Manager with a real budget. You know audiences, pixel, retargeting, and A/B testing.
? Google Ads — You’ve set up and managed search or display campaigns. You understand bidding, keywords, and conversion tracking.
? Google Business Profile — You know how to manage, optimize, and post to a GBP listing.
? Real estate basics — You understand what a TC does and know the vocabulary: MLS, escrow, contingency, closing, commission, listing agreement.
? Strong written English — You will be writing on behalf of my brand. It has to be good.
? AI tools — You use at least one of the following regularly and can show me how: Claude, ChatGPT, Perplexity, Manus, or similar.
? Pacific Time overlap of 6+ hours daily.
? Reliable computer and fast, stable internet.

BONUS SKILLS THAT WILL SET YOU APART

? Luxury Presence — experience managing or running ads through their platform
? SkySlope transaction management
? n8n, ---------- , or Zapier for workflow automation
? GHL API — experience with webhooks, custom integrations, or third-party connections
? Advanced AI — prompt engineering, building AI workflows, using Claude Projects or GPT custom instructions
? Short-form video editing — Reels, TikTok-style clips using CapCut or similar
? YouTube channel management and SEO
? Substack, Beehiiv, or Kajabi experience
? Experience supporting a personal brand, coach, speaker, or public figure

Skills matter. But so does character. Here’s what I’m actually looking for:
• You’re proactive. You don’t wait for instructions on things that are obvious. You see the gap and you close it.
• You take ownership. If something is late or wrong, you own it immediately — no excuses, no hiding.
• You’re curious about AI. You’re not intimidated by new tools — you want to figure them out.
• You communicate clearly. Short, direct, and honest. I don’t have time for vague updates.
• You care about quality. A broken link in a campaign or a typo in a newsletter matters to you. It should.
• You want to grow. This role will expand. The right person will have more responsibility and more opportunity within 90 days than most VAs see in two years.
• You respect my values. This is a faith-integrated business. I’m not asking you to share my beliefs. I am asking you to respect them.

I’m building toward something specific: becoming the most recognized real estate entrepreneur and coaching voice in the country. The content. The brand. The community. The coaching platform. This is a real plan with real infrastructure behind it — not a dream.
The person I hire for this role will be part of building that from the ground up. You’ll be close to the work, close to the strategy, and close to the growth. If you want a job where you process tasks and disappear, this isn’t it. If you want a front-row seat to building something significant — this is exactly it.
