Position Title: Listing Optimization & Revenue Lead
Schedule: 10:00 AM – 7:00 PM EST (US Time Zone), Monday – Friday
Hours: Full-Time (45 Hours Per Week)
Rate of Pay: $8.00 – $10.00 USD / hr (DOE)

Accountability:
1) Listing Health & Mastery
Take full ownership of listing creation and optimization on Airbnb and VRBO to ensure maximum conversion.
Independently resolve operational issues such as part sourcing or vendor research.
2) Revenue Support & Pricing Execution
Manage and adjust pricing within PriceLabs and related dynamic pricing tools.
Ensure pricing rules are implemented consistently across all platforms.
3) Process Leadership
Proactively identify inefficiencies and propose better workflows.
Document systems and create "Playbooks" so tasks can be delegated and scaled as we grow.
4) Market Intelligence
Monitor local events in the Smoky Mountains to ensure our rates front-run the market algorithm.

Tasks:
Perform daily pricing audits to identify "orphan nights" or conversion drops.
Coordinate with leadership on priorities, risks, and process improvements.
Maintain calendar integrity between the PMS and OTAs to prevent overlaps.
Provide "heart-in-it" engagement, acting as a resourceful partner rather than just a task-worker.

Expectations:
STR Industry Experience: Must have a background in the Short-Term Rental industry and understand the "flow" of property management.
Resourcefulness: Must have a "find a way" instinct. If you don't know an answer, you research and solve it independently before escalating.
Ownership Mentality: You see tasks through to 100% completion without being chased.
Communication: Clear, confident, and proactive communication is required.

Technical Familiarity: Prior experience with PriceLabs, Airbnb, and VRBO is preferred but not required if the candidate is highly resourceful.

Salary:
Position and Length: Contractor (Remote) 1-Year (12 months).
Rate of Pay: $8.00 – $10.00 USD (DOE).
Scheduled Hours Minimum: 40 Hours (Must Track Hours).
Scheduled Hours Maximum: 50 Hours (Anything above needs approval).
Pay Schedule: Monthly via Wise or preferred method with the submission of hours worked.
13th Month Pay Bonus: Optional; based on hitting agreed-upon KPIs after the probation period.
