Role Summary
As a Sales & Booking Specialist, you are responsible for converting guest inquiries into confirmed bookings across Airbnb, VRBO, Zillow, and direct channels.
Your core objective is to maximize conversion rate, occupancy, and revenue through fast response, strong sales communication, and effective follow-up.
This is a performance-driven sales role, not just customer service. You are expected to actively guide guests through the booking process and drive results.
Work Schedule
Standard: 9:00 AM – 6:00 PM Pacific Time
Flexibility required: occasional shifts in Philippines Standard Time based on business needs
Key Responsibilities
1. Lead Conversion & Sales
Respond to guest inquiries across Airbnb, VRBO, Zillow, and other platforms in a timely manner
Identify guest needs and recommend suitable properties
Use persuasive communication to highlight property features, amenities, and location advantages
Address objections and remove booking friction
Proactively follow up with leads to maximize conversion
2. Revenue & Listing Performance
Take ownership of booking performance for assigned listings
Monitor key metrics:
Traffic
Inquiry volume
Conversion rate
Occupancy
Identify underperforming listings and recommend improvements (pricing, photos, positioning)
Collaborate with marketing and pricing teams on optimization strategies
3. Booking Management & Guest Coordination
Guide guests through the booking process and ensure all information is clearly communicated
Coordinate with internal teams (operations, cleaning, maintenance) to ensure readiness
Maintain high response rate and fast response time
Assist with booking modifications and guest coordination
4. Performance Tracking & Reporting
Track and report:
Lead volume
Inquiry-to-booking conversion rate
Occupancy rate
Revenue per listing
Provide insights and recommendations to improve booking performance

Month2Month is a fast-growing hospitality and property management company focused on maximizing occupancy and delivering exceptional guest experiences.
As a Sales & Booking Specialist, you will play a critical role in driving revenue by converting guest inquiries into confirmed bookings across multiple platforms including Airbnb, VRBO, and Zillow.
This role is highly execution-driven and performance-focused. You will work directly on the front line of our booking operations, responding to leads, guiding guests through the reservation process, and ensuring listings perform at a high level.
This is not a passive customer service role. Success in this position requires a strong sales mindset, fast response time, attention to detail, and the ability to actively follow up and close bookings.
You will work closely with cross-functional teams including operations, pricing, and marketing to continuously improve listing performance and maximize occupancy.
Required Qualifications
Bachelor’s degree or above
Experience in property management, short-term rental, hospitality, or related industry
Fluent in English with strong written communication skills
Strong sales mindset with ability to convert leads into bookings
Ability to multitask and manage multiple inquiries simultaneously
Strong sense of urgency and responsiveness
Comfortable working in a fast-paced, performance-driven environment
Basic proficiency with spreadsheets and digital tools
Preferred Qualifications
2+ years of experience in short-term rental, OTA platforms, or sales roles
Experience with Airbnb, VRBO, Zillow, or similar platforms
Proven track record in lead conversion or sales performance
Familiarity with PMS systems and booking workflows
Ability to analyze listing performance and identify improvement opportunities
Experience working with remote and cross-functional teams
