About Us
We are a privately owned Australian property development and construction company based in South-East Queensland. We specialise in industrial warehouse projects delivered under a design-and-construct model — we acquire the land, obtain development approvals, manage the full construction, and then sell or lease the completed asset.
Our projects range in value from $2.5M to $15M AUD and we typically run 3 to 5 active projects simultaneously. We are a lean, high-performing team with zero tolerance for errors in cost or contract management. Every project runs to a defined system, with clear documentation, structured reporting, and direct accountability.

The Role
This is a senior, full-ownership position. You will be the commercial backbone of our construction projects — responsible for the financial and contractual control of multiple live projects simultaneously. You will work directly with the Director and Project Manager and will be expected to operate with a high degree of independence.
This is not a data-entry or support role. You will own the numbers, own the contracts, and own the outcomes.
Estimating & Cost Planning
• Preparing preliminary and detailed cost plans and budgets for industrial warehouse builds
• Completing full Bills of Quantities (BOQs) for each trade package
• Developing fully costed estimations across all construction works
• Maintaining project cost-to-complete forecasts and financial reports
• Assisting with cash-flow forecasts and cost reconciliation in MYOB
Contracts Administration
• Issuing and evaluating subcontractor tenders via Nexvia
• Preparing, negotiating, and executing subcontractor agreements
• Assessing and processing subcontractor progress claims
• Identifying, valuing, and managing variations end-to-end
• Ensuring all documentation meets QBCC, NCC, and Australian Standards requirements
Document Control
• Controlling and issuing all project documentation in accordance with project protocols
• Maintaining structured file control across OneDrive and Nexvia
• Reviewing drawings, quantities, and trade scopes for accuracy and completeness
What We Are Looking For
Essential Technical Skills
• 5+ years' experience in Contracts Administration and/or Quantity Surveying in the construction industry
• Qualification in Quantity Surveying, Construction Management, or Civil/Structural Engineering
• Demonstrated experience preparing Bills of Quantities and detailed cost plans
• Strong working knowledge of subcontractor agreements, progress claims, and variation management
• Proficiency in MS Excel and Bluebeam Revu (or equivalent takeoff software)
• Familiarity with Nexvia, Procore, or a similar construction project management platform
• Working knowledge of Australian construction standards (QBCC, NCC) — or a clear, demonstrable ability to learn them quickly

• Self-directed and accountable — you take full ownership of your deliverables without needing to be chased
• Clear, confident communicator in written and spoken English — comfortable on video calls with the Director and subcontractors
• Able to manage multiple projects and competing deadlines without dropping the ball
• Quiet, dedicated home workspace with reliable internet and a documented power-outage contingency plan
Advantageous (Nice to Have)
• Prior experience working with Australian clients or on Australian construction projects
• Familiarity with tilt-panel and structural steel construction methods
• Experience with MYOB or similar accounting platforms
• Exposure to design-and-construct or developer-builder project delivery
