**Job Title:** Remote Property Manager / Virtual Assistant – 36-Unit Boarding House (Tech-Focused, Part-Time Start)

**Type:** Part-time (starting at 20 hours/week; potential to increase to full-time as we add properties/clients)
**Salary:** $500–$800 per month (negotiable based on experience, performance, and hours worked; equivalent to ~$6–$10/hour)
**Hours:** Approximately 20 hours/week to start, with flexibility for overlap during US Eastern Time business hours (owner in Ohio, USA). Reliable availability for tenant phone/email support during key times.

**Job Overview**
We manage a 36-unit boarding house in Dayton, Ohio (301 Troy Street), and are seeking a reliable, tech-savvy Remote Property Manager (VA) in the Philippines. Using digital tools like Rent Manager (core PM software), Payanywhere online payment portal, automated smart lock app, GoHighLevel (marketing), and Swann & Sonoff camera systems, you'll handle daily operations remotely—no on-site work. You'll manage tenant communications, payments, access, maintenance, and quality checks—**everything except final major decisions** (owner approves those). Full training on our systems provided. Great long-term opportunity as we grow.

**Key Responsibilities**
- **Tenant Support & Communication**: Handle all messages/inquiries (email, chat, phone) in clear, professional English; provide guidance on using Payanywhere online portal for payments; encourage tenants to switch to online (e.g., buy prepaid cash cards at Dollar General).
- **Payments & Collections**: Track/process online payments via Payanywhere portal; send reminders and weekly updates (amounts due, neighborhood events) via Rent Manager or GoHighLevel emails; perform collection calls/emails; log promises-to-pay and update resident records in Rent Manager.
- **Access Control**: Use smart lock app to remotely manage PIN codes, open/close hallway/entry doors and individual room doors (e.g., for forgotten keys or fingerprint issues); monitor entry/exit logs.
- **Resident Verification**: Request/upload resident selfies/photos to Rent Manager for profiles; maintain a no-last-name photo gallery for hallways (security/who-belongs); use photos to verify room access.
- **Maintenance & Work Orders**: Assign tasks (make-ready, repairs, projects, cleaning) to on-site crew (cleaning 6 days/week, part-time maintenance/facility manager) or contractors (coordinate with John) via Rent Manager work orders; follow up on progress; review checklists, photos, video footage for quality; rate/close orders.
- **Monitoring & Security**: Check camera system for building conditions/issues; report problems; download video clips occasionally (a few times/month) for i ---------- /evidence.
- **Marketing Assistance**: Use GoHighLevel for outreach to prospective residents (e.g., social media/Facebook/Instagram posts if experienced); assist with Rent Manager emails for current residents.
- **General**: Keep accurate records/reports in Rent Manager; enforce house rules; assist with onboarding as needed.

**Requirements**
- Previous experience in property management, virtual assistance, or similar (handling tenants, payments, maintenance preferred).
- Excellent spoken/written English—strong phone communication essential for tenant support.
- Highly tech-savvy and comfortable learning/using apps/portals (Rent Manager, Payanywhere, GoHighLevel, smart lock systems a plus; experience with Facebook/Instagram very helpful for marketing).
- Organized, proactive, detail-oriented; able to work independently with checklists.
- Reliable high-speed internet, quiet workspace, computer + smartphone (with good camera/mic for calls). We will ask you to run Ooma's free custom speed test ( ---------- ) plus a general one at speedtest.net (to our approximate location or a US server). We will ask you to share results and do a test call with us.

- Available ~20 hours/week with good overlap to US Eastern Time (e.g., mornings/afternoons your time).
