Work Volume: Approximately 1–2 projects per month (potential for growth)

Overview
Osborne Pro Builders designs and builds custom cabins in the Red River Gorge region of Kentucky. Many of these properties are short-term rental investments or private mountain retreats.
Every project begins with our Discovery & Design Package, which converts a client’s concept into build-ready drawings and a detailed construction cost analysis before construction begins.
We are seeking a reliable draftsman or architect who can take project details and produce complete, construction-ready drawing packages suitable for estimating, engineering coordination, and permitting.
This role is project-based, typically 1–2 projects per month, with the potential for more as our build pipeline grows.

Long-Term Opportunity
We are not looking for a one-off drawing service.
We are looking for a long-term drafting partner to support our ongoing cabin builds in Kentucky.
Typical workload:
1–2 projects per month currently
Potential for increased volume as our build pipeline grows


Designs are typically:
500–1500 sq ft cabins
Deck-heavy mountain builds
Short-term rental focused layouts


If the relationship works well, this role can become consistent monthly work.

Core Responsibilities
Produce Construction-Ready Drawing Packages
Create complete drawing sets for custom residential cabins including:
Dimensioned floor plans
Exterior elevations
Roof plans
Deck layouts
Window and door schedules
Stair layouts
Basic structural layout for estimating


Drawings must be clear, accurate, and usable by builders and subcontractors for pricing and planning.

Translate Builder Concepts into Buildable Designs
Work directly with Osborne Pro Builders to convert project ideas into practical layouts.
Responsibilities include:
Translating rough sketches or concepts into construction drawings
Adjusting designs for terrain conditions common in Kentucky mountain builds
Designing decks, window placement, and layouts that maximize views
Revising drawings based on builder feedback



Produce Code-Appropriate Residential Drawings
Drawing packages must align with:
Kentucky residential construction expectations
U.S. residential building standards
Typical contractor and subcontractor requirements


Structural engineering stamps may be required depending on the project.

Required Diagram Sets
Each drawing package must include clear labeled diagrams that allow subcontractors to understand the project quickly.

Site Layout Diagram
Include:
Cabin footprint
Deck locations
Parking areas
Driveway approach
Utility entry points
Septic location (if known)
Well / water source (if known)
North arrow orientation



Floor Plan Diagram
Floor plans must clearly show:
Room labels
Interior dimensions
Door swings
Window placement
Appliance locations
Closet locations
Stair layouts
Ceiling heights where applicable



Roof Diagram
Include:
Roof pitch
Ridge lines
Valley locations
Total roof square footage
Linear footage of roofline
Overhang dimensions
Skylight locations (if applicable)



Exterior Elevation Diagrams
Provide all elevations:
Front
Rear
Left side
Right side


Include:
Finished floor height
Deck heights
Window and door locations
Exterior materials (siding, metal, stone, etc.)



Deck Layout Diagram
Include:
Deck square footage
Covered vs uncovered areas
Stair locations
Railing linear footage
Structural post layout where visible



Mechanical System Layout Requirements
Drawings must include basic mechanical layout indicators sufficient for budgeting and construction planning.

Plumbing Layout
Indicate locations for:
Toilets
Showers / tubs
Bathroom sinks
Kitchen plumbing
Laundry plumbing (if applicable)
Water heater location


Provide counts for:
Toilets
Showers / tubs
Sinks
Plumbing penetrations
Gas pipe penetrations



HVAC Layout
Identify:
HVAC system location
Mechanical closet (if applicable)
Mini-split or HVAC unit locations
Primary ventilation areas


Final HVAC engineering may be handled separately.

Electrical Layout
Indicate locations for:
Interior light fixtures
Exterior light fixtures
Electrical panel (if known)
Major appliance connections


Also note low-voltage systems if included:
Audio systems
Security systems
Smart home wiring



Water Heating
Specify:
Tank or on-demand water heater
Water heater location
GPM rating if on-demand
Distance from electrical panel to heater (if known)



Required Quantity Data for Budgeting
The draftsman must also provide basic quantity information from the drawings so the builder can complete the project budget spreadsheet.

Interior light fixtures
Exterior light fixtures
Low voltage elements



Required Skills
Proficiency in at least one:
AutoCAD
Revit
Chief Architect
SketchUp with construction documentation tools


Ability to produce clear, dimensioned residential construction drawings.

Preferred Experience
Strong preference for candidates with experience in:
Residential cabin design
Mountain or hillside construction
Short-term rental property design
Deck-heavy architectural layouts



Work Requirements
Must:
Work during Eastern Time business hours
Be responsive to revision requests
Communicate clearly with builders
Deliver drawings in a timely manner



Deliverables Per Project
Each project must include:
Complete drawing package (PDF)
Editable CAD/design files
Labeled diagrams and elevations
Mechanical layout indicators
Quantity takeoff information for budgeting
Revision support until drawings are finalized



Compensation
Per completed drawing package:
$300 – $500 depending on project complexity
Typical project size:
500–1500 square foot cabins
Deck-focused mountain designs
STR-friendly layouts
