Polus Acquisitions Group is a U.S.-based real estate investment company focused on acquiring off-market properties directly from homeowners. We specialize in identifying motivated sellers through public records and government data, building relationships with property owners, and negotiating contracts that allow us to purchase properties quickly.
Our team operates remotely and collaborates closely across several roles including data research, lead generation, marketing, and acquisitions. The success of our acquisitions team depends heavily on the quality and consistency of the data we generate.
We are looking for a Real Estate Data Manager / Lead Generation Specialist who understands how to navigate U.S. county public records, generate property owner leads, and manage those leads throughout our system until they are ready for our acquisitions team.
This is a long-term position with growth opportunities for someone who is reliable, detail-oriented, and capable of working as part of a team.
Compensation
Base Salary: $400 per month
Paid bi-weekly (every two weeks).
In addition to base salary, bonuses are paid when contracts are closed from leads you generated and managed.
Bonus structure follows the same performance tiers used by our acquisitions team and rewards consistent production.
Bonuses are applied once contracts are successfully signed and closed from leads that originated from your data and outreach work.
This means your performance and accuracy directly contribute to the company’s growth and your earning potential.

Some overlap with U.S. business hours may be required depending on workflow and communication with the team.
How Our Company Operates
Our company operates on a data-driven lead generation system that focuses on identifying property owners who may be motivated to sell.
Our process begins with public records research, where we identify property owners through county government databases. These records are then organized, verified, and prepared for outreach.
Once leads are generated, our marketing systems reach out to those property owners through SMS campaigns and phone calls. If a homeowner is interested in selling, the lead is passed to our acquisitions team who negotiates and closes the deal.
Your role is critical in ensuring that the entire pipeline runs smoothly and consistently produces high-quality leads.
What You Will Be Doing
County Public Records Research
You will regularly navigate U.S. county websites to locate property records and government filings.
Examples include:
• Probate filings
• Tax delinquent properties
• Pre-foreclosures / foreclosure filings
• Code violations
• Property transfers
• Evictions
These records are used to identify property owners who may be motivated to sell.
You must be comfortable navigating:
• County clerk websites
• District clerk court records
• Property appraisal districts
• Tax assessor databases
• Recorder / deed records
Lead Data Collection
Once records are located, you will gather and organize key information including:
• Property address
• Owner name
• Mailing address
• Parcel / APN number
• Filing information (when applicable)
Accuracy is extremely important because this data is used by our marketing and acquisitions teams.
Data Cleaning & Organization
You will prepare datasets by:
• Removing duplicates
• Standardizing addresses
• Verifying ownership information
• Formatting spreadsheets for CRM import
The goal is to produce clean, reliable data that can be used for marketing campaigns.
Skip Tracing
After property owner data is collected, you will assist with skip tracing to locate contact information for property owners.
This may include:
• Phone numbers
•
• Additional ownership data
Tools used may include:
• SmartSkip
• BatchSkipTracing
• TruePeopleSearch
• Other skip tracing tools
SMS Lead Generation
Once leads are prepared, they are uploaded into our CRM and marketing systems.
From there we conduct SMS outreach campaigns to contact property owners and determine whether they are interested in selling.
You may assist with:
• Preparing lead lists for SMS campaigns
• Managing responses from property owners
• Organizing conversations in the CRM
• Identifying interested sellers
Lead Management
If a property owner expresses interest in selling, the lead must be carefully documented and passed to the acquisitions team.
This includes:
• Updating the CRM with accurate notes
• Organizing seller information
• Communicating updates to the acquisitions team
Your role is to ensure no leads are lost and every opportunity is tracked correctly.
