Direct-to-owner marketing

Land acquisitions

Subdivision feasibility

Property due diligence

Conservative resale analysis

Position Overview

We are hiring a Part-Time Real Estate Research Analyst starting at 15 hours/week (with potential to work more hours as business needs rise!)

Your primary responsibility will be analyzing vacant land deals and identifying red flags BEFORE we make offers.

You will NOT be micromanaged.
You must think independently.

REQUIRED EXPERIENCE (Non-Negotiable)

You MUST already have:

Experience working with a U.S. real estate investor

Experience pulling comparable sales

Experience reviewing county GIS maps

Understanding of zoning classifications

Understanding of floodplain maps (FEMA)

Knowledge of legal access vs physical access

Ability to calculate price per acre values

If you do not have these, your application will not be considered.



Responsibilities

Analyze 4–8 land leads per week

Pull comps and calculate value ranges

Review zoning and subdivision minimums

Check floodplain and topography

Identify red flags (wetlands, landlocked, steep terrain, access issues)

Fill out property analysis sheets

Assist with active deal due diligence

Maintain organized Google Drive & Sheets & Excel Spreadsheets

Update CRM



Skills Required

Strong written English

Advanced Google Sheets/Microsoft Excel knowledge

Independent problem-solving

High attention to detail

Ability to research unclear county websites

Long-term mindset



Hours

15 hours per week starting

Must overlap 5 hours with U.S. Central Time

Flexible schedule otherwise



Compensation

$3-$5/hour depending on experience

Performance bonuses per closed deal
