Real Estate Investor Accountant (QBO Expert | Flips, Rehabs, Rentals)

The Job
We serve US-based real estate investors — flippers, landlords, and wholesalers. You will manage the books for multiple clients at the same time. You need to be fast, accurate, and work independently. If you need someone to tell you what to do every day, do not apply.

What You Will Do
• Keep books clean for multiple US real estate investor clients at the same time
• Track rehab budgets and project costs using QBO Projects and Classes
• Record purchases, sales, refinances, and loans correctly
• Reconcile hard money loans, private money, and lender payoffs
• Track all costs per property — purchase, rehab, carrying, and selling costs
• Reconcile bank accounts and credit cards monthly
• Prepare monthly P&L by property, Balance Sheet, and Cash Flow reports
• Catch book problems before the client does

Requirements
• 2+ years in a USA accounting/bookkeeping firm with REI clients doing flips, rehabs, refinances, rentals, and wholesales
• 3+ years using QBO — Projects, Classes, Locations, Job Costing, Rules, Reconciliations — no looking things up
• Managed multiple client books at the same time, not just one
• Can read and record a HUD-1 / ALTA closing disclosure correctly
• Understands BRRRR, fix-and-flip accounting, hard money loans, HELOCs
• Knows LLC and intercompany transactions across multiple entities
• Does month-end close independently
• Strong written English — you will talk directly to US clients
• Available AT LEAST 9PM–1AM PH time, Monday–Friday. No exceptions.

Do Not Apply If:
• You watch ---------- /incomedigs but never applied any of it with a real client
• Your only experience is property management (Yardi, Buildium, AppFolio) — never handled flips or rehab cost tracking in QBO
• You cannot work graveyard shift
