Head of Operations – Property Management (Co-Living Portfolio)

We are a fast-growing, multi-market co-living and property management company seeking a high-performance Head of Operations to lead and fully own our day-to-day property management division.

This is not a clerical role.
This is a results-driven leadership position with clear KPIs and full operational ownership.

To remain in this role, the following portfolio-wide metrics must be consistently maintained:
• 95%+ Occupancy
• Less than 5?linquency
• Vacancy Turnover Under 14 Days
• Weekly Tenant & Operations Status Report Delivered Every Monday

This role is performance-based. Results matter.

???? Core Responsibilities

The Head of Operations will fully own and manage:
• Tenant onboarding & offboarding
• Applicant screening (credit, income, background verification)
• Lease preparation & execution
• Rent collection & delinquency follow-up
• Maintenance coordination & vendor management
• Marketing & listing optimization (long-term & mid-term rentals)
• Transitioning units from Airbnb to long-term models (if applicable)
• Tenant issue resolution & escalation management
• Portfolio-wide operational reporting

You are responsible for making sure the portfolio runs smoothly — without daily supervision.

???? Required Qualifications
• Proven experience managing multi-unit residential portfolios
• Strong hands-on experience with Buildium
• Demonstrated ability to independently run full-cycle property operations
• Strong understanding of occupancy optimization and rent stabilization
• Vendor coordination and cost-control experience
• Organized, proactive, and KPI-driven mindset
• Able to make decisions without waiting for instructions
