JOB OVERVIEW

Role Overview

Location: Remote
Reports to: Portfolio Director

We are seeking an experienced Property Manager to take full operational responsibility for a UK residential portfolio (HMOs, ASTs, leasehold). This is a hands-on role requiring daily oversight to ensure efficiency, compliance, and profitability.

Key Responsibilities

-Financials: Monitor rental income, chase arrears, reconcile statements, track voids, review rent levels, liaise with accountants.

-Voids & Lettings: Minimise vacancies, coordinate marketing/viewings, approve referencing, manage check-ins/outs, ensure deposit compliance.

-Compliance: Maintain legal certifications (Gas, EICR, EPC, fire risk, HMO licences), issue tenancy documents, manage notices and possession proceedings.

-Repairs: Log issues, manage contractors, approve works, monitor quality, handle insurance claims, ensure emergency response.

-Leasehold Liaison: Manage freeholder/agent relationships, challenge service charges, review major works, attend AGMs.

-Documentation: Maintain digital filing, property schedules, monthly reports, SOPs.

-Strategic Oversight: Identify underperforming assets, flag rent reviews/refinancing, recommend cost savings, assist with acquisitions.

Requirements

-3–5 years property management experience (HMOs/ASTs).

-Strong knowledge of UK landlord & tenant law.

-Financial literacy and arrears management.

-Contractor and compliance management expertise.

-Organised, proactive, commercially minded, strong communicator.

-Arrears below threshold.

-Voids minimised.

-100% compliance.

-Repairs resolved within SLAs.

-Timely monthly reporting.

-Audit-ready documentation.
