We emphasize precision, efficiency, structured bidding, and disciplined project management across every stage of the construction process.
Core Responsibilities
(Cost Management, Bidding & Project Coordination Focus)
- Assist in preparing project cost budgets, including preliminary estimates, detailed budgets, and cost baselines, supporting both pre-construction bidding and active project phases.
- Support bidding and procurement processes, including bid package preparation, subcontractor outreach coordination, bid leveling, scope comparison, and pricing analysis.
- Review and analyze bids, subcontractor proposals, and material quotations, supporting cost comparison, value engineering, and award recommendations.
- Perform cost control and dynamic cost tracking, monitoring actual expenditures against approved budgets throughout the project lifecycle.
- Prepare regular cost forecasts, variance analyses, and financial reports for project managers and executive teams.
- Track and document cost impacts from change orders, scope clarifications, and schedule adjustments, maintaining accurate cost logs and backup documentation.
- Support project management functions, including coordination of schedules, procurement timelines, contracts, and cost-related project documentation.
- Assist with schedule–cost alignment, identifying potential budget risks related to sequencing, delays, or scope changes.
- Collaborate remotely with architects, engineers, designers, and contractors to maintain alignment on cost, scope, and schedule impacts across project phases.
Knowledge, Skills, and Abilities
- Strong understanding of construction budgeting, estimating, cost control, forecasting, and bid evaluation processes.
- Working knowledge of project management principles, including schedule coordination, procurement tracking, and contract administration support.
- Proficient with project management software and remote collaboration platforms.
- Strong analytical, organizational, and communication skills, with the ability to support multiple projects simultaneously.
- Ability to interpret construction drawings, specifications, and scopes of work for bidding, procurement, and cost control purposes.
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
- 2+ years of experience in construction cost control, estimating, bidding support, or project coordination roles.
- Professional certifications (e.g., PMP, OSHA, cost-related credentials) are a plus.
Preferred Qualifications (Not Required)
- Familiarity with California building codes, permitting processes, and construction standards
- Experience using Procore or similar construction management platforms
- Working knowledge of MS Project for schedule tracking, cost reporting, and workflow coordination
- Chinese language skills
