JOB OVERVIEW

1. Vital Info (Read First)

*Outcome you own: Generate qualified, held consultations with US residential real estate team leads (Founder/Operator runs consult + closes).
*Schedule: 8:00 AM–5:00 PM US Central (includes 45-min lunch + 15-min break within shift window)
*Tools: Zoho CRM (system of record), Zoho Projects (project management software), Zoho Cliq (communication software similar to Slack), Dialpad

2. Compensation & Benefits (PHP)

*Base Salary
**Post Ramp-Up + Production: 60,000 / Month
**Fast-track to 60,000 / month: If your production contributes to 5 new clients closed (cumulative since hire) before ramp-up is complete, base increases to 60,000 / month immediately.
**Training (Month 1): 35,000 / month
**Ramp-Up (Month 2-3): 40,000 / month

*Performance Pay: Once you have contributed to 5 new clients closed (since your start date):
**3,000 per Qualified-Held Consultation
**10,000 per New Client Closed (no cap)
**60,000 milestone bonus every time you contribute to 5 closed clients (client #5, #10, #15, etc.)

*Benefits
**13th month: 60,000 PHP
**Paid PH regular holidays (optional/special holidays unpaid; prorated)
**Leave starts accruing after Month 3: 48 hrs (6 days) sick/year + 120 hrs (15 days) PTO/year
**Health coverage after month 3: Maxicare (up to 4 family members), paid quarterly to you after plan proof/verification

3. Role Summary

*You’ll run outbound prospecting (primarily phone) to real estate team leads in Texas (traditional retail; no investor focus) and book qualified consultations for the founder/operator. This is a structured, playbook-driven SDR role with clear qualification gates and system-of-record discipline.

4. What You’ll Do

*Phone-first outbound prospecting + follow-up (SMS via Dialpad, email via Zoho; cadence provided)
*Work company-provided lead lists (no lead gen, list building, or enrichment)
*Qualify before booking (fit gates below)
*Book consults + confirmations/reminders/reschedules to protect 80%+ show rate
*Keep Zoho CRM clean: notes, dispositions, next steps, correct statuses
*End-of-day report (template: activity, outcomes, blockers) in Zoho Cliq

5. Qualified Consultation (Fit Gates)

*Qualified consults typically include:
**Decision-maker (team lead / broker / owner)
**Clear operational pain (admin overload, slow follow-up, process inconsistency, “owner doing everything”)
**Openness to structured systems/delegation
**Note: SDR does not discuss budget or timeframe.

*Production warrants leverage support:
**Teams 3–10 members; production generally 18+ transactions/year for a 3-person team (scales with size)
**Solo agent acceptable at 10+ transactions/year
**Brokerage acceptable if broker is hiring support for the office and production warrants it

6. Requirements (Non-Negotiable)

*Outbound inside sales: 3+ years preferred (2+ years OK with strong, defensible metrics)
*Comfortable with high-volume outbound prospecting (consultative, professional—not telemarketing)
*Multi-channel cadence experience: phone + SMS + email
*US market experience strongly preferred (CAD/AUS only if real estate SDR/ISA + ready for US conversations)
*CRM experience required (Zoho preferred)
*Clear spoken and written English
*Work setup: quiet space, noise-canceling headset, reliable internet + backup
*Camera-on for training/roleplays/meetings (not daily work)
