About Us: Sunnyside RV Park is the premier mobile home and RV community in Pearsall, Texas. We provide affordable, high-quality living spaces in Frio County. We are actively expanding our fleet of mobile homes and are looking for a driven Specialist to help us find, buy, and transport used mobile homes into our park.

The Role: We are looking for a "Mobile Home Hunter" who can own the entire acquisition process. You won't just be sending us links; you will be finding deals, speaking with sellers, negotiating the price, and coordinating the logistics of moving the home to our park.

Key Responsibilities:

Sourcing & Deal Finding:

Scour Facebook Marketplace, Craigslist, OfferUp, and local Texas Buy/Sell groups for used mobile homes for sale near Pearsall, TX (and surrounding areas).

Post "In Search Of" (ISO) ads on social media to attract sellers who haven't listed their homes yet.

Identify motivated sellers and distressed assets that are priced below market value.

Outreach & Negotiation:

Message sellers immediately to confirm availability and condition.

Build rapport with sellers and negotiate the purchase price within our budget parameters.

Schedule inspections for our local team to verify the condition of the home.

Logistics & Coordination:

Once a deal is agreed upon, help coordinate the "move-in" process.

Contact local mobile home movers to get quotes for transporting the home to Sunnyside RV Park.

Ensure the home arrives at the park and the deal is closed successfully.

Requirements:


Facebook Marketplace Pro: You know how the algorithm works, how to search outside your local area, and how to spot a scam vs. a real deal.

Strong Negotiation Skills: You are comfortable making aggressive (but polite) offers and following up with sellers who "ghost."

Phone & Voice Skills: You must be willing to get on the phone with sellers. Real estate deals are rarely done entirely over text.

Organized: You will be managing multiple leads at once. You must use a spreadsheet or CRM to track which sellers you have messaged, who is waiting for an offer, and which homes are ready to move.

Experience: Previous experience in Real Estate, Wholesaling, Car Flipping, or Logistics is a huge plus.

Compensation:

Base Pay: [Enter Hourly/Weekly Rate]

Performance Bonus: We pay a bonus of $[Amount] for every mobile home successfully purchased and moved into the park. Note: We highly recommend incentivizing this role with a per-house bonus to keep them motivated.
