## **Part-Time Real Estate VA – Pre-Foreclosure (Government Lists | Memphis, TN)**

We are hiring an **experienced U.S. Real Estate VA** to work **part-time (3 days per week)** calling **pre-foreclosure homeowners** in **Memphis / Shelby County, TN**.

This is a **DIRECT-TO-SELLER, PRE-FORECLOSURE ONLY** role using **OFFICIAL GOVERNMENT LISTS pulled directly from Shelby County**.
Your job is to **pull the county list, skip trace it, verify foreclosure, identify hardship, and set qualified appointments**.

### **Schedule**

* **3 days per week**
* **4–6 hours per day**
* U.S. calling hours (CST)

### **Responsibilities**

* Pull **pre-foreclosure government lists directly from Shelby County websites**

* Lis Pendens / foreclosure filings
* Clean and organize county data
* Skip trace homeowners
* Cold call distressed sellers
* Verify active pre-foreclosure status
* Identify hardship and urgency
* Set **qualified appointments only**
* Update Google Sheet / CRM accurately

### **Pay**

* **$5–6/hour base**
* **$25 per qualified appointment**
(seller shows + foreclosure verified)
* **$100–250 per closed deal**
(paid after deal funds)

*This role rewards quality, not call volume alone.*

### **Requirements (NON-NEGOTIABLE)**

* Prior **U.S. real estate cold calling experience**
* **Experience pulling government/county lists REQUIRED**
* Pre-foreclosure calling experience strongly preferred
* Strong spoken English
* Comfortable speaking with distressed homeowners
* Reliable internet and headset
