JOB OVERVIEW

**Role Summary**
The Land Acquisition Manager is a production-based role focused on driving revenue by converting leads into signed purchase agreements. Unlike administrative roles, this position is centered on high-volume phone communication, building rapport with sellers, and closing deals. The ideal candidate thrives in a fast-paced environment, is comfortable negotiating, and focuses on solving seller problems to secure properties at profitable margins.

**Key Responsibilities**

* **Pipeline Management & Closing:**
* Manage the "Second Call" in a two-call close system. While a Lead Manager gathers initial property data, the Acquisition Manager spends 80% of the call focusing on the seller (the person) and only 20% on the property to uncover motivation and pain points.
* Present offers to landowners with the autonomy to negotiate within pre-set price ranges (e.g., up to 50% of market value) without needing constant executive approval.
* Review purchase agreements live with sellers over the phone to increase signature rates and handle last-minute hesitations.
* **Aggressive Follow-Up:**
* Execute a rigorous follow-up cadence, such as "triple dialing" (calling three times in quick succession) to increase connection rates with leads.
* Prioritize leads based on "recency and urgency," ensuring new leads are contacted immediately and hot leads are not neglected.
* Manage a "bucket" system for follow-up, calling leads daily for the first 48 hours, then transitioning to a weekly or bi-weekly cadence.
* **Objection Handling & Negotiation:**
* Navigate common "deal killers" and objections, specifically regarding: Certainty/Trust, Timing, Partners/Spouses, and Price
* Utilize "blame shifting" (referencing what other investors are paying) and NLP (Neuro-Linguistic Programming) techniques to negotiate lower purchase prices without alienating the seller
* Uncover the seller's "lowest acceptable offer" to maximize profit margins

**Required Skills & Traits**

* **Thick Skin & Resilience:** Must be extremely comfortable with rejection. The candidate must be accustomed to hearing "no" frequently and not taking it personally
* **High Accountability:** Must take ownership of mistakes and results rather than shifting blame to the process or the leads
* **Coachability:** Must be willing to listen to call recordings, accept feedback during weekly reviews, and roleplay scenarios to improve sales skills.
* **Emotional Intelligence:** Ability to build trust and connect with sellers quickly. They must pass the "Road Trip Test" (someone you could tolerate being in a car with for 8 hours).
* **Sales Proficiency:** Experience in sales is preferred, specifically the ability to use tonality and pacing to influence conversations

**Key Performance Indicators (KPIs)**
Success in this role is measured by specific metrics, not just activity
* **Offers Made:** Tracking the volume of verbal or written offers presented to sellers
* **Verbal Acceptance Rate:** The percentage of offers that receive a verbal "yes" (target is often 10-12% for wholesale deals)
* **Contracts Signed:** The conversion rate from verbal acceptance to a signed purchase agreement .

**Compensation Structure**
$8 base pay/starting pay, $9 after three months….
* **Commission Focus:** This role is typically structured as "eat what you kill," often involving a 5% to 10%commission on the deal's profit.
* **Bonus Structure:** Compensation includes a base pay plus significant bonuses per closed deal to incentivize performance.
