Job Description: Virtual Assistant for Coaching & Property Businesses & Admin
Position: Virtual Assistant
Type: Remote (Part-Time)

About the Role
We are looking for a proactive and detail-oriented Virtual Assistant to support two growing business areas: a life coaching practice with online course trainings and a diverse property investment portfolio. The ideal candidate is highly organised, a great communicator, tech-savvy, and able to work independently with minimal supervision.
Key Responsibilities
1. Coaching Business Support
Schedule coaching sessions, webinars, online training sessions and events.
Manage calendar and coordinate appointments.
Respond to client inquiries via
Assist with content posting and engagement on social platforms.
Update website content and CRM where necessary (GHL).
Support onboarding of coaching clients (contracts, forms, DISC assessments).
Help organise coaching materials, presentations, and resources.
2. Property Business Support
Conduct research on property listings across different strategies.
Source for properties appropriate for different strategies
Carry out initial deal analysis
Find properties for viewing each week
Contact landlords and letting agents regarding potential deals.
Look up and maintain records from HMO registers and licensing requirements.
Send follow-up
Keep track of deal analysis templates and property sourcing records.
Manage spreadsheets for deal tracking and investor communications.
Prepare and send investor updates or newsletters.
Book viewings, schedule contractor visits, and liaise with tea

Search for BTL properties in target areas
Contact agents for viewings
Track rental yields and ROI
Assist with tenant onboarding admin
2. Rent-to-Rent (R2R)
Reach out to landlords offering guaranteed rent
Explain the R2R model via
Schedule meetings or viewings
Maintain follow-up pipelines
3. Rent-to-SA (R2SA) / Serviced Accommodation (SA)
Research high-demand SA locations
Contact landlords or agents about R2SA deals
Set up viewing appointments
Coordinate cleaners/photographers
4. Property Development
Research land or properties with development potential
Maintain contact with planning offices if needed
Assist in sourcing planning consultants or architects
Keep records of planning applications or approvals
5. Land Flipping
Identify off-market land deals
Contact landowners
Research sold price data and comparables
Keep track of land agent relationships
6. Below Market Value (BMV) Deals
Monitor online platforms for distressed or auction deals
Send follow-ups to vendors or agents
Maintain list of motivated seller contacts
Assist in CRM updates for ongoing negotiations
7. Houses in Multiple Occupation (HMO)
Check local council HMO registers
Contact landlords with expired licenses
Support with compliance tracking (fire safety, licenses)

Requirements
Prior VA or admin experience (real estate, coaching, training is a must)
Excellent written and verbal English
Comfortable using
Proactive, fast learner, and solution-oriented
Familiarity with CRM tools is a bonus (experience with GHL is a plus)
