JOB OVERVIEW

Update: I am looking for a detail-oriented and US TAX knowledgeable BOOKKEEPER/accountant to manage the bookkeeping for my US based real estate investment portfolio. this mostly consist of categorizing transactions correctly, according to US tax law, so I need you to be familiar with how to categorize different scenarios, such as expenses from rentals versus expenses from flips as well as expenses from rehabs that are either sold or later rented! this is the most IMPORTANT part of the job. If you do not know this, please do NOT apply!. I do NOT do Realtor type work- no MLS, no showings, none of that!

The Current Project:
I have a mix of rental properties and several distressed properties that I have rehabbed and sold. My books currently need a significant "cleanup" and reorganization.
• Phase 1 (Full-Time): I need someone dedicated for the first 4+weeks to audit my backlogged receipts, reconcile bank statements, and ensure every transaction in Stessa is accurately categorized.
• Phase 2 (Part-Time): Once the cleanup is complete, this will transition into an ongoing part-time role (approx. 5–10 hours/week) to maintain the accounts, manage receipts, and prepare monthly reports.
Key Requirements:
• Stessa Mastery: Deep familiarity with the platform’s categorization and property tagging.
• Rehab/Flip Accounting: Understanding how to "capitalize" all costs (materials, labor, and interest) for properties that were never placed in service.
• Loan Management: I have a high-priority loan that requires precise tracking of principal vs. interest payments.
• Schedule E Expertise: Knowledge of "Placed in Service" rules and the De Minimis Safe Harbor for my rental units.

I am looking for a partner who takes ownership and can flag discrepancies before they become issues.
