Short-Term VA (2–3 Weeks) – DFW Builder/Developer Research + HubSpot Segmentation (Possible Long-Term)

Overview
I’m a Texas commercial real estate agent focused on development deals (commercial and residential). I’m hiring a short-term VA to research builders and developers doing business in the Dallas–Fort Worth Metroplex, compile clean contact data, and help structure segmented lists in HubSpot for organized outreach. This starts as a temporary project (estimated 30–40 total hours) and could become long-term if it’s a strong fit.

Important: The data research/scraping portion should not take the full project timeline. It should be completed early, with the remaining time used for cleanup, organization, HubSpot segmentation, and handoff.

Timeline and workload
Timeline: Complete within 2–3 weeks
Estimated workload: 30–40 total hours (flexible scheduling as long as deadlines are met)

Primary responsibilities (top priorities)
Data research (DFW builders/developers)
Identify builders and developers actively doing business in the expanded DFW Metroplex footprint (not just core counties).
Find the right contacts inside those companies (owners, principals, acquisition leads, development managers, land managers, expansion/real estate managers, etc.).
Pull information from multiple credible sources across the internet (not just one directory). Examples: company websites, LinkedIn, press releases, project pages, news, permitting/project announcements, and similar sources.
Capture recent developments/projects completed by the company (with links).
Data cleanup + formatting for HubSpot import
Maintain clean, consistent formatting.
Remove duplicates and standardize fields.
Deliver in Google Sheets using a structured template for HubSpot import.

HubSpot segmentation support
After the cleaned sheet is delivered, assist with HubSpot organization: segmentation strategy, list logic, and views so outreach can be targeted (example: residential builders vs commercial developers, by submarket/county/city, by product type when available).
Importing will be discussed after delivery of the cleaned sheet.

Verified email = tool-verified (NeverBounce/ZeroBounce or similar) OR direct confirmation from a company domain source.
Include source links so the data is auditable.

Google Sheets / Google Drive (required)
HubSpot (required)

Compensation
Total project budget: $150–$300 maximum (depending on scope and quality)
Hourly vs milestone will be discussed with the right candidate
A paid 2-hour skills test is required (payment amount will be discussed with shortlisted candidates)

Ideal candidate
Prior real estate experience preferred (CRE, land, development, construction, brokerage, title, etc.)
Strong internet research skills and high attention to detail
Excellent data hygiene: formatting, deduping, consistency, and documentation
Comfortable working inside HubSpot to build lists/views and support segmentation
Strong written English for notes and internal documentation

Contacts must be relevant to builders/developers doing business in the expanded DFW Metroplex footprint.
I will evaluate accuracy, completeness, formatting consistency, and relevance.
