Real Estate Data Researcher (Vacant Land Comps) – Price Per Acre by County – $7/hr (Part-Time / Long-Term)

ABOUT THE ROLE
We run a U.S. vacant land buying business. We make blind offers to landowners based on SOLD comps.
We need a dependable researcher to analyze sold vacant land listings in specific U.S. counties and build a simple pricing model: estimated $/acre by acreage range.
This is NOT a cold calling or sales job. It’s research + spreadsheet work.
WHAT YOU’LL DO
For each assigned county, you will:
1) Pull SOLD Vacant Land Comps
- Find SOLD vacant land listings (not active, not pending)
- Prefer last 6–18 months (we’ll specify)
- Use sources like Zillow/Redfin sold data and land websites when needed
- Collect 15–40 sold comps (depending on availability)
2) Clean the Data (Very Important)
Filter out bad comps, including:
- Houses, mobile homes, or any improved property
- Commercial pads / city infill lots (unless told)
- Outliers like waterfront, “view premium,” extreme slope, etc.
- Owner-finance / trade deals when obvious
3) Build Price-Per-Acre Benchmarks
In Google Sheets or Excel, calculate:
- Sale price
- Acres
- Price per acre
Summarize by acreage ranges (example ranges; we may adjust):
0.5–1 | 1–2 | 2–5 | 5–10 | 10–20 | 20–40 | 40–80 | 80–160
4) Recommend Offer Targets
For each acreage range, provide a conservative offer $/acre target (our buy price), based on the sold comps and your notes.
DELIVERABLES (EVERY COUNTY)
You will deliver a spreadsheet with:
Tab 1: SOLD COMPS (columns must include)
- County, State
- Link to listing/source
- Sale date
- Sale price
- Acres
- Price per acre (calculated)
- Notes (access, utilities, floodplain, road type, etc. if obvious)
Tab 2: SUMMARY
- Acreage range
- Median $/acre (or average if median not possible)
- Number of comps used
- Recommended offer $/acre target
- Notes / confidence level
REQUIREMENTS
- Good English (written + spoken) – must communicate clearly and professionally
- Strong web research skills (U.S. real estate sites)
- Excellent spreadsheet skills (formulas, sorting, filters)
- Great judgment and attention to detail
- Able to follow a process exactly
- Reliable internet and consistent availability
HOURS & PAY
- Part-time to start: 10–20 hours/week (can increase)
- Long-term position for the right person
- Pay: $7/hour
PAID TEST (REQUIRED)
Before hiring long-term, you will complete a paid test task:
- One county
- Pull 15–25 sold vacant land comps
- Build the comps tab + summary tab
- Provide recommended offer targets by acreage range
If your work is accurate, we will assign ongoing weekly counties.
