Underwriter / Analyst – Real Estate Investments Acquisitions

The Underwriter is responsible for analyzing, evaluating, and approving residential real estate investment opportunities to ensure they meet the company’s return, risk, and operational criteria. This role supports acquisition and disposition decisions by producing accurate financial models, rent analyses, rehab estimates (in coordination with the team), and exit scenarios. The Underwriter works closely with acquisitions, project management, and leadership to ensure each deal aligns with company standards and investor expectations.

Key Responsibilities:
Analyze potential acquisitions using established underwriting models (rent-to-price ratios, cash flow, CoC, IRR, DSCR, etc.)
Review purchase price, rehab budgets, ARV, and rental assumptions for accuracy and conservatism
Verify market rents using FMR data, comparable rentals, and Section 8 payment standards where applicable
Stress-test deals for downside risk, vacancy, maintenance, and exit scenarios
Prepare clear underwriting summaries for leadership, investors, and internal teams
Ensure underwriting complies with company buy-box criteria and investment guidelines
Maintain underwriting templates, assumptions, and data integrity
Support re-underwriting for refinances, dispositions, or strategy changes

Qualifications & Skills:
Strong financial and analytical skills with advanced Excel or Google Sheets proficiency
Experience underwriting residential rental properties (SFH preferred)
Understanding of rehab costs, property management expenses, and rental operations
Familiarity with Section 8 / voucher-based housing is a plus
High attention to detail, accuracy, and consistency
Ability to work independently and meet deadlines
Strong communication skills to clearly explain numbers and assumptions
