Role: Lead Research + Deal Screener Assistant
Hours: 10–20 hrs/week to start
Pay: $4–$8/hr depending on skill (increase after performance)
Start: Immediately

About the Role:
I am actively acquiring a small business and need a virtual assistant to help build the top of my deal flow. Your main responsibility will be finding businesses for sale, screening them using a simple Excel tool, and logging qualified deals into a tracking sheet.

This role does NOT require negotiating with sellers — only sourcing, analyzing, and organizing leads.

Your Tasks
• Search business marketplaces (BizBuySell, BizQuest, Empire Flippers, etc.)
• Collect key deal information (price, revenue, SDE/EBITDA, location, broker/URL)
• Input numbers into my Excel DSCR calculator (provided)
• Screen deals using criteria I give you
• Tag each deal as PASS / FAIL / POSSIBLE
• Add results to a tracking sheet with brief notes

Buy Criteria
Target Purchase Price: $1M–$2M

Preferred Industries:
• Home Services (HVAC, Plumbing, MEP, Insulation, etc.)
• Property/Short-Term Rental Management
• Car Wash
• Gas Station
• Commercial Cleaning
• Other essential service businesses

Avoid:
• Luxury/Discretionary businesses
• Liquor/Nightlife
• Healthcare
• Trend-based businesses

Looking For:
• Semi-absentee or absentee-run
• Stable cash flow
• Recurring revenue preferred
• Clean operations

Deal Screening Requirements
You will use a template Excel file to review deals. It calculates:
• Haircut on SDE/EBITDA (15–40%)
• Replacement operator cost (if SDE)
• Business tax effect (default 30%)
• DSCR using debt assumptions
• Monthly cash flow after debt

Deal passes if:
• Post-Tax DSCR ? 1.5
• Cash flow positive after debt service

If pass ? add to "YES" tab
If fail ? add to "NO" tab with notes

Requirements
• Strong English reading & communication
• Comfortable with spreadsheets (Excel/Sheets)
• Detail-oriented
• Reliable and organized
• Research/lead gen experience preferred

Bonus:
• Familiarity with business financials is a plus, not required
