Job Overview: We manage a growing portfolio of high-end short-term rentals in Pittsburgh, PA. We are looking for a Strategic Revenue & Pricing Analyst to own and optimize pricing across our portfolio.

This is not a basic admin or VA role. We need a specialist who understands that software is a tool, not a solution. You will be responsible for protecting margins, managing complex dual-listing configurations (3BR/5BR splits), and prioritizing total home revenue over simple occupancy.

Key Responsibilities:
Advanced PriceLabs Management: Manage dynamic pricing, base prices, minimum floors, and seasonal profiles.

Airbnb Native Layering: Intentionally use Airbnb Rule Sets, LOS discounts, and targeted promotions to complement PriceLabs.

Dual-Listing Strategy (Critical): Manage listings where one physical home is listed as two different configurations. You must prioritize the larger configuration on peak dates/weekends to maximize total asset revenue.

Peak-Date Proactivity: Identify and price for concerts, sporting events, and local demand spikes 90+ days out.

Data & Reporting: Maintain a Pricing Change Log and update a Google Sheets Dashboard (ADR, RevPAR, and 30/60/90-day forecasts).

Strategic Timing: Spread 10–15 hours across the week (Early-week reviews, Mid-week adjustments, and weekend last-minute optimization).

Required Experience & Skills:
Expert Level PriceLabs: You must know how to manipulate customizations, not just the default settings.

Airbnb Power User: Deep understanding of Airbnb’s back-end pricing tools and how they interact with external software.

Analytical Mindset: You understand "Booking Pace" and "Lead-Time" and can explain why you are making a price change.

Communication: Fluent, professional written English.

Software: Proficiency in Google Sheets for data tracking.

Schedule & Compensation:
Hours: 10–15 hours per week (Long-term).

Onboarding (First 30 Days): Must be available between 9:00 AM – 5:00 PM EST for training and alignment.

Post-Training: Flexible hours, but must be set in a predictable weekly schedule. No ad-hoc/unpredictable hours.

Pay: Competitive, based on demonstrated experience.

Growth: 30-day trial and 3-month probation with a performance-based raise evaluation.
