Maintenance Manager – STR - Spanish huge plus!

About the Role:

We are a fast-growing property management company operating across the Southeast United States, overseeing a portfolio of nearly 120 properties consisting of PadSplit homes, long-term tenant rentals, and Airbnb/short-term units. Our team is made up of 12 members, including 7 based in the Philippines, and we support almost 20 active clients.

We’re seeking an experienced Maintenance Manager to lead our maintenance operations, coordinate contractors, streamline work order processes, and ensure all properties remain safe, functional, and tenant-ready at all times. This role plays a key part in managing the day-to-day maintenance workload and maintaining high-quality standards across a large and growing portfolio.

Responsibilities:

- Manage work orders, communicate with tenants, maintenance personnel, and third-party contractors.
- Oversee property repairs, turnovers, inspections, and preventive maintenance.
- Schedule, track, and prioritise multiple maintenance projects.
- Coordinate with vendors to ensure efficient, cost-effective, and high-quality work.
- Ensure PadSplit rooms and Airbnb units meet cleanliness, safety, and readiness standards.
- Maintain accurate maintenance logs, documentation, and reports.

Qualifications:

Proven experience in maintenance management or residential facilities management.
Strong knowledge of general home repairs, building systems, and safety standards.
Ability to lead teams, manage schedules, and handle multiple projects simultaneously.
Excellent communication, organization, and problem-solving skills.
Experience with rental properties, PadSplit operations, or short-term rentals is an advantage.

Requirements:

3+ years of experience in maintenance coordination or property management
Near-native English and strong written/verbal communication skills
Spanish language capability would be a HUGE PLUS to the position
Proficient with Google Workspace, and task management tools
Knowledgeable about U.S. maintenance processes, workflows, and vendor coordination
Reliable, organized, with a strong long-term work ethic and stable internet connection
Can work US timezones from 8:00 AM - 5:00 PM EST
