About the Role
As a Land Acquisition Manager, you will manage land purchase transactions from start to finish. Your focus will be reaching out to landowners, presenting offers, negotiating terms, coordinating due diligence, and ensuring each deal closes efficiently. This position requires a proactive self-starter who can handle multiple transactions and maintain smooth communication between sellers, title companies, and internal teams.
Key Responsibilities
Source, contact, and communicate with landowners through cold and warm calls (high-volume outbound)
Qualify leads, gather property details, and uncover seller motivations
Negotiate initial conversations and handle objections effectively
Manage all stages of transactions, from contract execution to closing
Conduct due diligence on properties: title review, zoning checks, access verification, utilities assessment, and flood/wetland analysis
Coordinate with title companies, sellers, and agents to resolve issues and maintain transaction
Schedule and track closing timelines to ensure timely completion
Maintain accurate records, documentation, and call notes using Excel and CRM tools
Lead, train, and motivate sales agents as needed to achieve company goals
Build and maintain relationships with buyers, investors, developers, and realtors
Qualifications
Fluent spoken and written English with a neutral accent
Minimum 3 years of experience in land acquisition, sales, or transaction coordination
Proven expertise with Land Portal, Land ID, Zillow, and Redfin for property comparables and research
Strong understanding of the full sales process—from initial contact to contract signing and closing
Exceptional leadership, communication, and negotiation skills
Highly organized, detail-oriented, and able to manage multiple deals simultaneously
Experience with Google Workspace, DocuSign, and CRM systems
Sales or marketing background preferred; cold-calling experience a bonus
Reliable internet connection and a professional home office setup
Schedule & Compensation
Monday to Friday, 11:00 AM – 6:00 PM EST
$5–6/hr base pay (depending on experience)
1.5–3% commission per deal generated (average deal profits range from $10,000 to $30,000+)
Weekly pay and opportunities for long-term growth
