JOB OVERVIEW

Overview

We are seeking a motivated and detail-oriented Land Acquisition Assistant to support our growing real estate investment operations. This role involves researching county data, online lawsuits, identifying and contacting property owners (and heirs), and assisting with the negotiation and acquisition of vacant land parcels—primarily tax-delinquent or distressed properties across Texas.

You’ll work directly with the owner and team to streamline property research, manage leads in our CRM, and help close deals through professional outreach and follow-up.

Key Responsibilities

Property Research & Data Management

Search and compile property data from county records, appraisal districts, and Tyler Technologies systems.

Identify tax-delinquent, probate, or inherited land parcels suitable for acquisition.

Use mapping tools such as Land.id, GIS maps, and Google Earth to analyze property boundaries, access, and neighboring ownership.

Maintain and update property spreadsheets and CRM records with accurate, complete information.Owner & Heir Outreach

Conduct professional cold calls to property owners, heirs, and co-owners to discuss property interest and potential sale options.

Communicate clearly and respectfully with individuals who may not be aware they own or inherited land.

Document call outcomes and schedule follow-ups.

Coordinate with the owner on negotiation strategy and offer preparation.

Qualifications

Required Skills & Experience

Experience with county record searches (property, probate, or tax delinquency).

Working knowledge of GoHighLevel CRM (or similar platforms like Podio, HubSpot, or REI Reply).

Familiarity with Land.id, GIS systems, or similar mapping software.

Strong communication skills — comfortable making outbound calls and speaking with landowners and heirs.

Organized, detail-oriented, and self-motivated with good follow-through.

Proficient in Google Workspace (Sheets, Docs, Drive) and basic Excel formulas.

Preferred

Real estate, title, or land acquisition experience (especially in Texas).

Understanding of probate processes or tax foreclosure systems.

Bilingual (English/Spanish) is a strong plus.
