Core Responsibilities
Manage listings on MLS, CREXi, LoopNet, CoStar, and other brokerage platforms.
Understand and apply commercial real estate concepts — cap rates, NOI, lease types, and valuations.
Assist in permit submissions via ePermits and coordinate with city/county portals.
Perform market and property research, prepare summary reports, and verify data accuracy.
Handle financial analysis of deals, helping compute ROI, IRR, and cap rate logic when needed.
Prepare marketing collateral — flyers, maps, site plans, and if possible, touch up using Photoshop or Canva.
Support administrative tasks: scheduling, document filing, updating pipelines, following up with vendors, etc.
Maintain high responsiveness and the ability to adapt quickly as new priorities emerge.
Bonus Capabilities
Architectural drawing or drafting (AutoCAD / SketchUp / Bluebeam).
Photoshop / Illustrator proficiency for property marketing materials.
Familiarity with municipal permitting processes in the U.S.
Strong communication and logical reasoning for problem-solving independently.
Core Competencies Required
Category Skills / Tools / Knowledge
Commercial Real Estate Cap rate analysis, NOI & rent roll logic, lease structures, comp analysis, understanding of property types (industrial, retail, office, land).
Platforms MLS, LoopNet, CoStar, CREXi — must understand how to upload, edit, and maintain listings.
Analytical / Math Excellent with Excel formulas, data validation, dynamic tables, and conditional formatting. Must be able to design linked Excel templates (where input on one sheet auto-populates others).
Site Planning / Coverage Basic understanding of site coverage ratios, parking layouts, building footprints; able to assist in conceptual site layout optimization for land use. (Experience in CAD, GIS, or SketchUp is a plus.)
Permitting Support Familiar with ePermits, online municipal forms, and general submittal organization.
Creativity / Design Comfortable using Photoshop or Canva for site plans, flyers, or map annotations.
Organization & Initiative Self-sufficient, can handle evolving tasks with minimal guidance, strong logic and problem-solving.
