Real Estate Outreach & Entitlements VA – Planner Emails, Broker Follow-Up, LOIs

About the Role

We’re a New Jersey real-estate development company that acquires and builds small-to-mid multifamily and mixed-use projects.
You’ll take properties already researched by our internal team and move them forward — confirming zoning, contacting planners, and preparing LOIs.
Your job is to turn information into action so we can close land deals faster.

Your Daily Work

Send 10–15 planner or zoning emails per day (we provide the template and parcel info).

Ask clear questions:
• Is multifamily permitted in this zone?
• Is there a redevelopment or affordable-housing overlay?
• What set-aside % applies for rentals?
• Does RSIS or local parking govern?
• What are the next Planning Board submission dates?

Log replies and attach PDFs or screenshots to our shared tracker.

Follow up until written confirmation arrives.

Reach out to brokers or owners once zoning checks out to request offering memorandums or pricing.

Draft simple LOIs (we provide template) for deals we approve.

Requirements

? Excellent written English – your emails must sound professional and American.
? Experience in municipal outreach, permit coordination, real-estate communication, or property management.
? Organized with Gmail, Google Sheets, and basic CRMs (HubSpot, Pipedrive, or Monday).
? Comfortable with VOIP/Zoom calls if needed.
? Reliable internet and daily availability during US Eastern morning hours (at least 4 hrs overlap).

Nice to Have:

Background in entitlements, planning, or zoning.

Knows NJ terms like RSIS, overlay, redevelopment, set-aside, PILOT.

Prior work with US developers, builders, or acquisitions teams.

Performance Goals (First 30 Days)

Get 10+ planner replies per week with full answers logged.

Send 2–3 LOIs/week based on confirmed parcels.

Maintain 100% follow-up rate (no cold leads left hanging).

Keep all communication threads linked in the shared tracker.

Pay & Hours

Full-time (40 hrs/week)

Pay: ?45,000–?85,000/month depending on experience

13th-month pay + PH holidays

Long-term position with bonuses for closed deals and approvals
