About the Role:
We’re a New Jersey real-estate development company focused on buying land and developing small- to mid-size multifamily and mixed-use projects.
You’ll help us identify and screen properties that can realistically be developed — not just random leads.
What You’ll Do
Search Zillow, LoopNet, and Crexi for properties that meet our size and location criteria (we’ll train you on exact filters).
Check each property in county/town GIS and NJDEP GeoWeb (for flood/wetlands).
Record zoning, overlays, setbacks, utilities (sewer/water), and lot dimensions in a Google Sheet tracker.
Review municipal zoning tables to see if multifamily or mixed-use is allowed.
Add screenshots and notes so anyone can verify your research quickly.
Prepare a weekly summary of your top “green-light” parcels.
What We’re Looking For
? 2+ years of real-estate research or acquisitions experience (US market preferred).
? Hands-on with Zillow, LoopNet, Crexi, and GIS/zoning maps.
? Strong Google Sheets skills (VLOOKUP/XLOOKUP, filters, conditional formatting).
? Comfortable reading zoning tables and finding redevelopment overlays online.
? Excellent written English — clear and concise.
? Reliable internet and stable power (this is full-time, 40 hrs/week).
Nice to Have (Bonus Skills)
Basic QGIS knowledge or map markup experience.
Familiar with NJ terms like RSIS (parking) or affordable-housing overlays.
Prior work with US developers or entitlement teams.
Performance Goals (First 30 Days)
Deliver at least 30–50 screened properties per week.
At least 18 “green” parcels/week that meet all checks.
Keep tracker 100% complete with zoning links, screenshots, and comments.
Schedule
Full-time (40 hrs/week) with at least 2–4 hrs overlap in US Eastern Time.
13th-month pay and PH holidays observed.
Long-term role with room to grow into senior research or acquisitions support.
