Project Overview & Objective
We seek an experienced independent contractor to provide property management support services. The primary objective is to ensure the smooth operation of our property portfolio by delivering high-quality tenant communication, administrative support in Buildium, and timely coordination of maintenance requests. The contractor will be retained for a set number of hours per month and will have the autonomy to manage their schedule to achieve the agreed-upon deliverables.
Scope of Work & Key Deliverables
The contractor will be responsible for providing the following services:
Tenant Relations: Serving as a primary point of contact for tenant inquiries and working to resolve routine issues based on established guidelines.
Maintenance Coordination: Liaising with pre-approved vendors to address and coordinate both routine and urgent maintenance requests.
Buildium Administration: Accurately entering data related to tenant information, lease details, rent payments, and vendor bills into the Buildium platform.
Reporting: Providing a concise monthly summary report of activities, including resolved issues, pending items, and key metrics.
Contractor Qualifications
Non-negotiable Requirement: Proven, hands-on proficiency with Buildium is mandatory.
2+ years of experience in property management, administrative support, or a similar field.
Excellent written and verbal communication skills.
High proficiency with Google Workspace (Gmail, Drive, Sheets).
Ability to work autonomously and manage a variable workflow
4. Retainer & Payment Terms
The contractor will be engaged on a monthly retainer fee for a defined set of services and availability.
The specific retainer fee and payment schedule will be detailed in the independent contractor agreement.
Invoicing will be submitted by the contractor on a monthly basis.
