Virtual Operations Manager (Airbnb & Short-Term Rental Business)
Location: Remote (must work U.S. hours — PST preferred)
Type: Full-time or part-time (depending on experience and workload)
Compensation: (based on experience)

About Us
We’re a fast-growing real estate and hospitality company that operates multiple Airbnb, mid-term, and long-term rental properties across Southern California. We’re looking for an experienced, high-level Virtual Assistant / Operations Manager who can take ownership of our short-term rental operations — from backend system setup to daily management.

This is not a task-based VA role. We need a strategic thinker and problem solver who can create, document, and automate processes to help scale the business.

Responsibilities:

Oversee daily Airbnb operations across multiple listings (guest communications, turnovers, maintenance coordination, reviews, etc.)

Build and optimize systems and SOPs for property management workflows (reservations, turnovers, reporting, maintenance, etc.)

Set up and integrate automation tools and software such as:

PMS systems (Hospitable, Hostaway, Jurny, etc.)

Dynamic pricing tools (PriceLabs, Wheelhouse)

Cleaning/team coordination tools (Turno, Breezeway)

CRM, Zapier, Notion, or ClickUp for project management and reporting

Manage remote teams — cleaners, maintenance staff, and local assistants

Create and manage performance dashboards (occupancy, revenue, reviews, expenses)

Assist with onboarding new properties and optimizing listings for higher occupancy and profitability

Research market trends, pricing adjustments, and competitor listings

Provide weekly performance updates and KPI summaries directly to ownership

Requirements:

3+ years of experience managing Airbnb/STR portfolios or property management systems

Proven track record building and implementing automation workflows and business systems

Tech-savvy: proficient in PMS tools, Zapier, Google Sheets, CRMs, and task management platforms

Excellent written and verbal English communication skills

Strong decision-making, leadership, and problem-solving skills

Availability during U.S. business hours (PST preferred)

Experience managing virtual teams or vendors (cleaners, maintenance, etc.)

Reliable internet and a proactive, ownership-driven mindset

Bonus Skills:

Experience with mid-term or long-term rental management

Familiarity with AI tools or chat automation for guest communications

Background in hospitality, real estate, or tech startups
