I am a new real estate investor focusing exclusively on distressed properties with complex title issues. I am hiring ONE highly experienced Virtual Assistant who has direct, hands-on experience with Logan Fullmer’s real estate acquisition strategy. This includes:
Curative title work
Undivided/fractional interest deals
Heirship research
Probate tracing
Deceased-owner situations
Multi-owner breakdowns
Title defect identification and correction
Only applicants with REAL experience using Logan Fullmer’s exact methods will be considered.
This means you must have either:
Worked directly with Logan
Worked on a team trained by Logan
Completed real deals using Logan’s framework
Been formally trained in his curative-title/heirship methodology
If you do NOT have this experience, do not apply.
I am a complete novice in this niche.
You will be the expert.
I will rely entirely on your systems, your processes, and your decision-making.
KEY RESPONSIBILITIES
Curative Title Work
Lead end-to-end title remediation from the initial issue to a clear, insurable chain of title.
Identify and resolve chain-of-title defects, unreleased liens, old mortgages, judgments, missing deeds, scrivener’s errors, orphan estates, missing heirs, and any other title problem.
Title Research & County Records
Pull and analyze deeds, mortgages, liens, and ownership history from county portals across the U.S.
Reconstruct clean ownership chains and identify exactly what must be fixed.
Determine when probate is required, when an affidavit of heirship works, and when assignments or quitclaims are sufficient.
Heirship & Probate Research
Build complete family trees for deceased owners.
Identify all heirs and ownership percentages.
Obtain probate documents, wills, case files, and estate records.
Determine whether probate was ever opened, abandoned, or never filed.
Trace multi-generational inheritance where needed.
Undivided / Fractional Interest Deals
Identify all co-owners and their fractional interests.
Determine living vs. deceased heirs.
Develop acquisition strategies to consolidate ownership.
Assist in structuring buyouts, assignments, interest transfers, and curing fractured title.
Distress & Tax-Delinquency Lead Identification
Research tax-delinquent, code-violation, absentee-owner, and other distressed-property lists.
Identify which leads match Logan Fullmer’s model and have high likelihood of title issues, dead owners, or fractured ownership.
Skip Tracing & Owner/Heir Location
Locate hard-to-find individuals across the U.S.
Use advanced skip tracing to locate heirs who moved, changed names, remarried, or have outdated records.
Produce accurate, verified contact information for heirs and interest holders.
Document Preparation & Coordination
Prepare affidavits of heirship, assignment forms, quitclaim deed information (attorney will draft final), and other curative-title documentation.
Coordinate with attorneys, title offices, county clerks, or probate courts as needed.
Track all filing requirements and follow-up steps.
Systems & Pipeline Management
Implement your existing systems, checklists, SOPs, and workflows from your Logan method background.
Maintain a fully organized pipeline of active deals, leads, and title-curative cases.
Document all research, findings, communication logs, and next steps.
Guidance & Decision-Making
Since I am inexperienced, you will:
Tell me exactly what needs to be done on each deal
Provide step-by-step instructions for anything requiring my involvement
Lead negotiations, research, and title strategy
Recommend best approaches based on Logan’s methodology
Take full initiative without needing hand-holding
You are expected to be the subject-matter expert.
MANDATORY QUALIFICATIONS (NON-NEGOTIABLE)
1. Direct Logan Fullmer Acquisition Method Experience
Required. No exceptions.
You must have real experience executing Logan’s strategies, not just watching videos or reading summaries.
2. Curative Title Experience
Must have worked on actual title-defect cases.
Must understand how to fix breaks, missing heirs, unreleased liens, chain errors, and title defects.
3. Heirship & Probate Expertise
Must know how to build accurate heirship trees.
Must have experience tracing heirs in multiple states.
Must understand succession, inheritance, and estate flow.
4. Undivided Interest Deal Experience
Must have handled fractional ownership cases with many heirs.
Must understand how to consolidate ownership.
5. Advanced County Records Skills
Must be able to research deeds, liens, and probate files in any U.S. county.
6. Skip Tracing
Must be able to find people who are very difficult to locate.
7. Independent Leadership
Must be able to take full ownership of the process.
Must guide me as the investor and not wait for direction.
8. Communication & Documentation
Must be able to clearly explain complex title issues.
Must produce organized, accurate, easy-to-read reports.
BONUS QUALIFICATIONS
(Not required but strongly preferred)
Genealogy research experience (Ancestry, FamilySearch, etc.)
Experience supporting investors working tax delinquencies
Knowledge of quiet title or partition workflows
Experience with DataTree, PropStream, skip-tracing tools
Background in complex real estate acquisitions
