We are seeking a seasoned expert to join our team as a key deal-maker and strategist.

The Opportunity:

This is not a standard acquisitions or cold calling role. We are looking for a true Creative Finance Specialist—a deal architect who lives and breathes non-traditional real estate transactions. You will be the primary point of contact for pre-qualified, motivated sellers, acting as a consultant and problem-solver. Your role is to listen deeply, analyze complex situations, and structure profitable solutions that meet the seller's unique needs. Core Responsibilities:

• Consultative Seller Engagement: Engage with warm, pre-screened seller leads (off market and Real Estate Agent leads) to conduct in-depth discovery calls. Your goal is to understand their core motivation, financial situation, and property-related pain points.
• Expert-Level Underwriting: Perform comprehensive financial analysis on each property. This includes valuing the asset, analyzing existing debt, calculating potential cash flow, and modeling profitability across a variety of creative finance scenarios.
• Deal Architecture & Presentation: Based on your underwriting and the seller's needs, you will architect and present a "menu of options." You must be able to confidently and simply explain the mechanics and benefits of complex structures like Subject To, Seller Wraps, and Seller Financing.
• Rapport and Trust Building: Guide sellers/real estate agents through the decision-making process with empathy, transparency, and authority. Your ability to build profound trust is paramount to your success.
• Negotiation & Closing: Negotiate the specific terms of the chosen structure, prepare Letters of Intent (LOIs), and work with our transaction coordinator and legal team to ensure a smooth journey to the closing table.

Required Skills & Experience (Non-Negotiable):

• A minimum of 2 years of direct, hands-on experience structuring and closing creative finance real estate deals in the US market.
• Demonstrable mastery of the following advanced strategies:
o Subject To (SubTo)
o Seller Wraps (Wraparound Mortgages)
o Seller Financing (Creating Notes)
o Lease Options
o Novation Agreements
o Pure Options
o Structuring deals with 100% financing (using private/hard money).
• Sophisticated Financial Acumen: You must be an expert at underwriting properties for rentals, flips, and long-term holds, specifically within the context of creative financing.
• Exceptional Communication: You possess world-class interpersonal and negotiation skills. You can make the complex simple and build rapport with anyone.
• A True Problem-Solver: You have a consultative mindset and are driven by the challenge of finding the perfect solution for every unique situation.
