Job Description – Lead Gen & Research Specialist
Position Title: Lead Gen / Research Specialist
Reports to: Operations Manager
Location: Remote

To support the acquisitions and sales teams by curating high-quality lead lists, researching property and ownership data, and maintaining organized backend systems—ensuring that your critical contributions drive operational efficiency and help consistently identify profitable deals.

Position Summary:
We’re seeking a highly detail-oriented and resourceful Research Specialist to support lead generation and title research for off-market real estate deals. This role is critical in helping our acquisitions and sales teams make informed decisions by ensuring property and owner information is accurate, verified, and organized.

Key Responsibilities:
Pull and qualify lists from county records based on delinquent taxes and other criteria.
Clean and Standardize data
Handle communication with our developer that builds python scripts to scrape data from the tax assessor website, to ensure accuracy in Total Tax Balance due, CAD Value, Exemption, Last person to pay taxes and when the last tax payment was made
Conduct in-depth research to confirm property ownership, including identifying whether the owner is living or deceased (Ex. if the owner of record is John Smith and you suspect that he is deceased, google search “John Smith MAILING CITY, MAILING STATE, obituary)
Utilize online databases such as TruePeopleSearch, Forewarn, and skip genie for skip tracing and verification.
Confirm heirship and ownership splits using Texas Intestate succession chart, existing affidavits of heirship (in the county land records), probate records and county documentation
Maintain up-to-date and accurate records in Salesforce
Coordinate with genealogists when deeper research is needed.
Evaluate deals for viability based on financial and legal data points (e.g., lien status, homestead exemptions).

Identify data points that are:
Worth pursuing
Might be worth it
Not Sure - need to speak with manager
NOT worth pursuing and brief reasoning as to why (1-5 words)
EX. Heir LIP (lives in property), all taxes were paid, property was sold, bad asset


Generate research summaries and input structured data into the CRM for sales team hand-off.
Reasoning as to why we should pursue this lead
-Include obituary, if you found one
-Include the document number (identifying reference number for all documents filed in the county land records) for the deed, liens, AOH or other pertinent documents you find on the subject property


Identify and document discrepancies or risks tied to title or ownership issues.
What may we be concerned about with this property?
Many heirs?
Cannot find a deed?
Cannot find contact information for the owner/heirs?


Assist in maintaining compliance and completeness of lead and property files.
Support file setup and documentation prep for the title closing process.
Audit pre-existing leads in the CRM on a monthly basis
Check if the property has been sold (by the owners/heirs or at tax sale)
Check to see if the taxes have been paid
Bump the sales team to see if there has been movement on certain leads



Qualifications:
Experience in researching real estate leads via tax assessor, public record, Appraisal county sites, obituaries, True People Search
Strong attention to detail and pattern recognition
Accuracy is more important than speed!
Ability to follow SOPs and decision-making frameworks as well improving upon with feedback
Comfortable navigating government websites and databases
Experience with property research, probate records, or similar data-heavy roles is a plus
Familiarity with skip tracing tools Forewarn, Skip Genie and Truepeoplesearch
High integrity and discretion when handling sensitive personal data
Strong written communication for clear documentation
