JOB OVERVIEW

Remote Property Manager — Full-time | US (MST) overlap

Company: Utah-based property management team • Stack: Google Workspace, Trello, AI Tools

What you’ll do

Rental marketing (MANDATORY):
- Create, publish, and optimize listings on Facebook (Marketplace/Pages/Groups), including Messenger auto-replies (Instant Reply, FAQs, away messages) and saved replies.
- Create and manage listings on Zillow Rental Manager (syndicates to Zillow/Trulia/HotPads), plus other portals (e.g., ---------- Network, Zumper/PadMapper).
- Track weekly metrics: leads/channel, response time (target: <5 min via Messenger), conversions, cost (if ads are used).
- Tenant communication (email/phone/chat), log tickets, coordinate vendors, follow ups to completion.
- Account Receivables (AR): post rents, late notices, payment plans; weekly AR snapshot.
- Renewals & new leases; Move-In/Move-Out (MIMO) checklists; deposit accounting support.
- Listing updates & showing coordination; application triage.
- Owner updates; monthly KPIs (vacancy, AR%, work-order aging).

Must-haves
- 2+ yrs in property management or PM-VA.
- Proven expertise marketing rentals on Facebook + Groups + Marketplace and configuring Messenger automations (you can show past settings/scripts).
- Hands-on with Zillow Rental Manager and at least one additional network ( ---------- or Zumper/PadMapper).
- C1–C2 English level (spoken and written); calm phone manner.
- Reliable internet + backup internet AND power plan
- Strong detail orientation (will be tested)
- (If running paid ads) you understand Meta’s “Housing” special ad category basics and fair-housing do’s/don’ts.

Nice to have
- Spanish, spreadsheets (LOOKUP/PIVOT), Utah lease familiarity.

Schedule & Pay
- Full-time, Mon–Fri, with 3–4 hrs/day MST overlap
- Comp: Competitive (USD). Include your expected rate and availability.
